This is a beautiful one bedroom apartment in a period conversion with separate living room, bedroom, bathroom and kitchen, right next to Forest Hill Station.

Good for single professional with good income, a couple or two sharers moving in and turning the living room into a bedroom.

The property is on the first floor with sash windows and feels very safe.

Fyi I am the tenant renting the apartment but I am moving abroad. You have two options; either to officially sublet from me until the tenancy runs out in Oct/November and then you could renew the lease directly with the landlord or move out. In this case, the rent would be £1190pcm and would include all bills. No references and no fees would be needed in this scenario. Just one month deposit and one rent up front.

The other option is to officially take over the contact now with the landlord directly in which case, the rent would be £995pcm and you would need to sort out all bills, council tax etc yourself. You would need to pass a reference check also and the contract would run for a year. You would need to pay £100 for a reference check and 6 weeks deposit.

All the furniture belongs to me and I will take out or leave anything you want. If you prefer to have the place unfurnished, that is also not a problem.

Bathroom:
Bathtub and brand new shower, sink, toilet and vanity cabinet.

Bedroom
King-size bed, wardrobe, drawers and shelves.

Living Room
Writing desk, chest, sofa, coffee table, lamps, plants etc. There is also a record player I could potentially leave if you like that sort of thing - or take out if you don't...!

The heating is excellent (flat gets so cosy!) and everything is in working order, with the boiler having just been fully serviced.

You are welcome to bring your own furniture if you like and I hope you can imagine how nice the flat is without all of my things that I will be putting into storage or taking with me.

The landlord is lovely, very chilled and is aware I am subletting - any problems are fixed immediately. He is based elsewhere in London but has a local maintenance man in Forest Hill that can come at a moment's notice.

The place would be perfect for a couple or single professional.

Excellent links to Canary Wharf and the jubilee line in general, so Mayfair, Bond Street etc. all easy to get to. Also on the overground so very easy to get to Shoreditch.

12 minutes to Canada Water on Overground or 15 minute train to London Bridge.

Forest Hill is a chilled out area, lots of young couples/first time buyers, independent coffee shops etc.

The neighbours are all really nice and super quiet.

All bills included, taking the amount to £1190pcm.
