Top floor room to let in a beautiful 200 year old shared house on Gipsy Hill, 4 mins walk from the station and in a conservation area. Excellent condition, excellent transport links. There is a lovely community vibe in the property.

THE ROOM

Room is on the top (2nd) floor and is has a sloping ceiling. The room shares a full-size bathroom with one other person (female), the bathroom is next door to your room (see photo).

There are cupboards right along one wall and an attic storage area, so plenty of space to store things.

TRANSPORT

Gipsy Hill station is 4 minutes safe walk all on a main road. Regular trains to Victoria, London Bridge or Croydon. Crystal Palace is 12 minutes walk with London Overground services to Canada Water, Whitechapel, Shoreditch High Street and Highbury & Islington.

THE HOUSE

The house is over 200 years old and is huge, with seven rooms over four floors. Everyone living there is a professional, 30 something and there’s a nice atmosphere in the house. We have creative, marketing and hospitality professionals. The owner lives in London and takes good care of the house. Please don't be put off by the idea of sharing a house with 6 other people, it is a huge house with four floors, 7 bedrooms, 6 bathrooms. - there is lots of space.

There is a spacious kitchen which also has a dining area and everything you could want - double oven, five-ring hob, dishwasher, washing machine and tumble dryer. There's a pretty garden outside, perfect for chilling out and barbecues. The house has fibre-optic wireless internet and Sky TV.

We have a working from home space in the sitting room, a big desk space where you can co-work with others if you want some company. The sitting room also has some large sofas, chandeliers and a large TV.

The house has been completely upgraded to meet fire and safety regulations, so it's very safe. It's also full of period features including a 120 year old fireplace and original cornicing. It's in a conservation area full of old houses with lots of character. There is a cleaner who comes once a week to clean the communal areas of the house. and a gardener.

THE MONEY

£810 rent.

This includes all bills including the cleaner, cleaning materials, council tax, electricity, gas, water, Sky TV and fibre-optic. The owner reserves the right to add a surcharge to rent if gas bills are excessively high but we are not expecting this to happen this winter.

LOW DEPOSIT OF £400 refunded when you leave.

THE DEAL

No couples. No pets. Smokers OK, but you must smoke outside in the garden. Minimum stay 6 months. This room is on the 2nd floor, and the kitchen is in the basement level, so this would not be a good choice for someone who has any mobility needs.

THE AREA

We are just a couple of minutes walk from Crystal Palace triangle. The area has a wide selection of bars, restaurants and vintage shops, and a big Sainsbury's just a few minutes walk away. There’s free parking outside the house.

AND FINALLY

Everyone who has ever comes to the house to view it loves it - so if you are interested I would strongly advise you book a viewing. And most tenants stay for several years.
