2 bedroom flat in Shepherd's Bush

Need someone to take over the lease from my flat mate who is moving to Europe for work. Remaining tenancy is from the 28th of August till the 28th of February 2027. This is not a subletting arrangement.

A 10 minute walk from two tube stations- Goldhawk Road Station & Shepherds Bush Market station (both are Circle/Hammersmith & City lines); a 15 minute walk from Shepherd's Bush Station (Central line)

Rent: £1100 per month (without bills); around £1300 (with bills during peak months); Council tax band E

What I'm looking for:

I'm a 29 year old professional working in the City 2 days a week (WFH for the rest of the week). I am looking for someone who will share responsibilities with me like keeping the place clean, taking the bins out, recycling, and sharing the cost of commonly used household items equally. The neighbour's cat (very friendly) comes over for a couple hours a day to hang out so you should be okay with having a cat around sometimes. I host friends occasionally but we aren't the type to party late into the night unless I'm hosting a flat party which happens about twice a year. I might smoke very occasionally (once a week) but I am perfectly happy smoking in my room if its a bother.

My roommate is leaving some furniture behind so the flat will be furnished.

Chiswick high road: 20 minute bus

Grocery store chains are also very close by.
