Double room available in lovely 3 bed flat NW5

Hello!
We are Elle and Kim, both 29, from North Wales and Surrey respectively. We are looking for a third person to join a 3 bedroom flat we have found in Gospel Oak.

It's a top (4th) floor, 3 double bedroom, 2 full-bathroom (one with a shower and one with a bath & shower) flat. There are lifts. There's a separate living room and kitchen, and small balcony which partly overlooks Hampstead Heath. It is furnished, with move in date 30/11/24. It is a 12-month tenancy with an agency who work for a landlord. Non-smokers only please. Partners would be welcome to stay occasionally but the room is for one person only.

Hot water and heat are included in the rent. Council tax (band E - about £68pp per month), Thames water (about £15-20pp per month) and WiFi are not included. EPC rating D.

The flat is a 30 second walk to Gospel Oak Station (Overground) and 15 minute walk to Tufnell Park/Kentish Town (Northern Line & National Rail).

To secure the room, the deposit is 5 weeks rent. As per the agency, the first month's rent also needs to be paid. There's no fees for this unless you fail the reference check (which would be £50). International tenants welcomed. As per the agency you'd need a BRP, share code and passport.

We are looking to make the place a home and are looking for someone friendly, kind and considerate to join us. Everyone needs space and quiet time, but hopefully we could enjoy some shared meals, movies or trips out.

I work as a doctor and Elle is a software developer. We both enjoy cooking, eating, going to gigs/comedy/theatre and travelling. I love the outdoors (cycling, swimming, walking) and Elle loves music, gaming and ju-jitsu.
