Apartment
The flat covers the first and second floor of a terraced house with Hackney Central right on the doorstep. Not only is the room available huge, but the flat itself is very spacious for three people, with a big living room and a separate kitchen/dining space. It also comes with two toilets, one containing a large, modern shower which all three tenants share (no en-suites).

The house came really well furnished but we have added to it well so there is everything you need:
- Full equipped kitchen (large fridge and freezer)
- Washing machine & dryer combo
- Garden
- Wi-Fi
- Big TV with Sky package (optional for new tenant)

The bills are not included in the rent and come to £190. This includes:
- Council Tax
- Gas & Electric
- Water
- Internet
- Sky TV Package & TV Licence
- Bi-weekly cleaner

The bedroom available is the largest in the flat but all the tenants would pay the same amount of rent (this is what we've always done and believe it is fairest/avoids conflict).

Flatmates
Two other existing male flat mates, 30yrs old, who have been friends since school and have lived together since they moved to London 8 years ago. One works in advertising and the other is a quantity surveyor - working Monday to Fridays, with a mix of WFH and in the office.

Both of us are big into music with a joint record collection on display in the living room and record player available to use freely (anything in the living room is for joint use - we are relaxed about stuff like that). Regular 5-a-side players and exercise during the week, attend the local gym, and enjoy watching sport on TV and live games in London. Other interests are going out on the weekends, gigs, cooking, board/table/card games, and both big readers.

We take a relaxed and honest approach to living together, and like to ensure the house is kept clean and tidy.

Area
The location is incredible. Everything you need is within 5 minutes walk - Tesco, Iceland, Pharmacy, shops, and copious amounts of takeaways (all the regulars and more!) and restaurants. The flat is on the north side of London Fields so the vibrant Broadway Market is just 10mins walk away, which has an eclectic collection of amazing restaurants, pubs, and bars. Dalston is 10/15minute walk down the other end of our road so the flat is perfectly situated for the best eating/nights out in East London.

London Fields Lido offers a swimming pool and there are a number of local gyms to choose from.

Deposit is around £1100 (SpareRoom is being buggy on the deposit input). Will need to double check with landlord.
