Description
PLEASE NOTE the contract will be renegotiated in in Feb with a signing date 1st March. It's a private landlord and a 12 month contract. So the cost may change when re-negotiated.
We will be responding to messages from the 7th Dec onwards with viewing hopefully 13th and 14th December.
We appreciate your patience and please don't spam message.
Move in date mid-Jan from 15th January 2026
We have a double room in a friendly, professional house share. We are a mixture of nations, cultures, and interests. With Spanish, English and French speakers living and sharing a life in East London.
The room has decent windows which provide good natural light (when..... or if it's sunny in the UK) which make it ideal for plants or someone who rises a little earlier for their coffee. The room has some pieces of furniture included and a bed and mattress provided by the landlord. Some other pieces may be sold by the current tenant.
The house is on a quiet road which is somewhat of a cul-de-sac. The street has a very communal vibe and we even have the occasional street party.
We have a mixture of interests and hobbies, ranging from yoga, to going to galleries, art house cinema trips, climbing, Tag Rugby, learning piano, raving, Joyride, RIOT, IYKYK, some active past times such as bike rides that include picnics and cocktails, or longer rides that involve tents and large hills.
You'll be living with 5 others (two cis men, two cis women, one non-Binary Gender Queer). Sounds like a lot but the house is pretty big so we all fit. The most important housemate is our cat Miso - he is our King, so unfortunately can’t have any other pets. There is a couple here but they are looking to move out and we would ideally stay as a 5 bed/5 person house.
We all have a range of occupations from international journalism, publishing, work in TV & Film as a prop manager, and most recently an event producer at the BFI (free screening invites are a new bonus to the activity list).
There has always been an artistic and creative vibe to the house with invites to events and theatre shows from previous tenants still a part of our social lives.
We are respectful of each other’s lives and will enjoy a meal together or pub visit but are also quite autonomous and understand the balance of a slow garden day and a nuit blanche but setting the tone for the former and wanting the house to remain clean, safe, respectful, and restorative.
Occasional parties do take place and are always excellent, but it's not a party house.
We have a south facing garden and patio area which is lovely in the warmer months and still gets some light in Winter. We sometimes growing veggies and flowers with ambitions to grow more bits too. With space out the front for more planters and to be creative with.
5 minutes from Clapton Overground Station, supermarkets and world food store and most importantly the local pubs are The Crooked Billet and The Clapton Hart; 18 minutes to Stoke Newington, 7 minutes to Hackney Downs Park. 30 mins cycle from central London along a nice route (Quiet Way number 2).
Rear entrance to the garden so you can bring your bike through where we have secure bike parking. All of us cycle to get around.
The deposit is £490
£875 rent per month (move in date TBC but likely mid-Jan or after 15th Jan).
The total cost including bills varies from month to month of course, depending on energy usage or bits we need for the house, due to utter fuckery of what the Tories did and fascists are doing out there, bills range from £120-180pm.
We have a cleaner who comes every week for the shared spaces (this is included in the bills), but we all work to keep it clean and tidy in between their visits. We'd love someone who is tidy and values having a clean space.
Queer focused and socially / environmentally conscientious.
Please send us a message telling us a bit more about yourself - what does your work do to inspire you, what brings you joy, what excites you, what kind of share you're wanting and expecting to live in.
We'll then arrange a viewing.
