Hi! My current flatmate is moving in with his girlfriend and I am looking for someone to take over his double bedroom in this 2 bedroom flat. Looking for another professional. Sorry, no students.

The flat is in Haggerston right around the corner from Haggerston Station overground. Post code is E8 4DN. I have lived in the flat for 3 years now and have a good relationship with the landlord.

The living room kitchen area is open space and both rooms are pretty spacious. There is a dishwasher, fridge/freezer, washing machine, and all the basic kitchen appliances.
The room is roughly 4 x 4.5 meters. There's one bathroom with a pretty modern fit. Insulation in the flat is good and it is quite soundproof (I don't hear the neighbours and they don't hear me but some sound goes through), so regular modern build. There is also plenty of light because of large windows even during winter. Flat is all electric (no gas) with floor heating.

The place is furnished but I would be open to upgrade some things either with new purchases or if you have some furniture of your own. We also have a TV and speakers. The room comes with a bed, desk, chest of drawers, and a wardrobe.

Connectivity to Central London is pretty good. E. G. Tottenham Court Road is about 25 min via overground and Elizabeth line with also easily reachable connections to District, Central, Victoria lines, and DLR. There's also a bus station right underneath with links to London Bridge and Waterloo.

There's a Tesco in the building + off license across the street, organic shops, bakery, big Sainsbury's, and some restaurants / bars all very close. The house is almost at the canal so there's also a few parks walking distance (Shoreditch Park, Haggerston Park, London FIelds, Victoria Park)

Rent is 1400 pcm and bills come in at around 165 per head. This is likely to go down (I would assume 20 to 30 pounds per person) from the next energy revision. Council tax band is D (Hackney Council).

The flat is rented over openrent directly through the landlord. You will need to go through the referencing process (our combined income needs to be over 84 000 per year, I cover roughly ⅔ of that requirement myself).

The cutoff date to confirm the flat would be 1st of August. I am available for viewings most days in the evenings, and Fridays / weekends during the day. Contact me and we can arrange (what's app preferred).

About me and who I am looking for:
I am from Croatia and I work in the City in Asset Management. I go to the office 3 to 4 times a week. Other than that, I like music and play guitar, and I particularly love London's live music scene. I'm also a bit of a cinephile and love movies, follow and play football (badly haha), and in general like socialising.
Ideal flatmate would be someone sociable but that also respects personal space. I like to keep the place tidy but I am not extreme about it. As long as communication is honest and clear I believe everything can be easily solved. I have no problem with having people over as long as these things are respected.
