Double room in friendly, sociable flat

Hi!

One of our lovely flatmates is moving in with her boyfriend, but that sadly means she will be leaving us and we are looking for someone to join our home in Hoxton, Hackney from 1st June this year.

Us:
- You would be sharing with Georgia, Louis, & Mark. We are all similarly aged young professionals, so we would prefer a housemate in the same stage of life.
- Ideally, we are looking for another girl to keep the balance of 2 girls and 2 guys.
- Someone who is kind, clean, and considerate.
- We all enjoy living in London and going out for food, drinks, and entertainment, as well as travelling. We are all friends and like to hang out; it's common to find us catching up over dinner, watching tv and films, nipping to the shops or to a cafe/bar for a treat together. As a flat we have enjoyed hosting birthdays, Halloween, and Christmas parties and want to continue this with the new flatmate. We do all have our own commitments too, but are looking to find someone who will want to be a sociable part of the flat and make it their home.

Room:
- The room is a double with a large window that lets in lots of natural light. It is located at the front of the house, overlooking the main road.
- Comes with the some of the furniture seen in pictures: double bed, large wardrobe. Current flatmate is more than happy to sell on chest of drawers, nightstand, and bookcase
- Located on the first floor of a three-story house, with a full bathroom (and WC) that you would share with Georgia.
- In all, there are four bedrooms, 2 full bathrooms, 1 WC, and an open plan kitchen/living room.
- The kitchen/living room opens onto a spacious balcony/patio area, which lets in lots of light throughout the day and looks over the apartment block's garden area at the back of the house.
- The monthly rent includes all bills and council tax (Band A).
- Our landlady will require references and will also vet the prospective tenant.

Area:
- There are plenty of supermarkets and shops nearby, which is handy.
- We’re close to lots of great cafes, bars, and markets, including Columbia Road Flower Market, as well as Haggerston and Victoria park for some greenery.
- We are well located in East London, with lots of public transport options nearby.
