The sales pitch:
Cute ground floor flat, on a quiet and friendly, (judging by the Whatsapp group - full of cat pics, and occasional parties) street. Close to the Marshes, and Victoria Park - no shortage of green space. A large leafy garden (fewer leaves at this time of year, but you get the idea), and an enclosed paved garden out front (plants are.... growing - it'll look way cuter in the spring)
The room is a big 'un. It's the principal room with built in wardrobes for your stuff (you'd need a lot of stuff to fill it all). It also comes with (gasp!) a kingsized bed, bookshelves and a desk, facing the enclosed front garden (big fence, so no prying eyes).
It's Hackney. There's no tube. Busses and the overground i'm afraid. Homerton station which is ~10min walk away, and Hackney Wick overground 15mins walk. Both get you to Stratford in <5 mins so.... if you neeeeeeeed the tube, you can get it that way.
Me: You'll be living with a 38 y. o Australian working in environmental consulting. I'm not vegan. I don't care if you are/not. I tend to be in the office most days during the week, but will wfh the occasional Friday (mostly it's to let the cleaner in). I tend to be out a few evenings a week climbing or seeing friends though these winter nights i'm often curled up on the sofa with a book (who am i kidding, my phone).
You: over 30 (sorry, I do care about that) and hopefully you have a social life (not one that demands raging parties at the flat every weekend), and you bring mates around now and then. A big garden (and living with an Aussie) demands BBQs - so that will happen, and you must get involved. ;) . You also like to hang out in the kitchen and have a good chat (er... bitch and moan about the state of the world).
I'll be honest, I'm not sold on WFH-all-the-time- especially in winter - can get spendy with bills at this time of year. I don't care about the hours you keep - hospitality, shift working - totally fine.
Boring bits: Bills are about £140 (summer) up to 160pcm (winter) - internet, council tax (band C i believe), electricity/gas, including a fortnightly cleaner for common areas.
And there's plenty of on street parking, but will need to get a residents permit if you've got a car.
Full disclosure: It's a shared ownership flat. I own a small % of the flat, so still pay rent. Your tenancy relationship would be with someone else.
