Description

I’m looking for someone to take over my en-suite double bedroom in a 3-bedroom flat in Hackney Downs. The room will be available around mid to late September.

**ROOM**

The room comes with a double bed, an in-wall wardrobe, two bedside tables, and a private bathroom with a walk-in shower. It also includes a floor lamp, office chair, and desk, which you can keep if you wish.

**FLAT**

The flat features an open-plan living room/kitchen and a spacious balcony with panoramic views of London, stretching from the City to Canary Wharf. There’s plenty of space with three storage and utility rooms.

Residents enjoy access to a free gym downstairs and a communal terrace on the 3rd floor. The building was constructed in 2015, and the entrance is secured by a concierge.

**FLATMATES**

There are three flatmates: an urban planner (M), a hair stylist (M), and an admissions officer (F), all in their 20s/30s, who have been living in the flat for one to three years.

We’re looking for one more tenant, so there will be four people sharing three bedrooms.

**NEIGHBOURHOOD**

The flat is within a 5–7 minute walk from Hackney Downs and Hackney Central stations. You can reach Liverpool Street, Shoreditch, or Stratford by public transport in under 30 minutes.

The area is lively, with Hackney Downs Studios (a creative space and food market) and Bohemia Market within a 10-minute walk, and London Fields and Dalston within a 20-minute walk.

**LOGISTICS**

The preference is single professionals (as we’d like to maintain enough space for everyone) looking for a long-term rental. Smoking and pets are not allowed in the flat.

The rent is £1,085 per month, and bills are around £150 per month (depending on the season), including ≈70 Mbps broadband and bi-weekly cleaning. A smart meter is installed.

You’ll have a direct contract with the landlady, who is very responsive and accommodating with additions and repairs. The deposit is protected under a government-authorised TDS scheme.
