Hey! I'm looking for new housemates as my two previous flatmates are moving back to Italy and moving in with his girlfriend. I’ve been living in the flat for 3 years, and it feels like home!

📍 LOCATION:
• Enviably located right between Columbia Road and Broadway Market. Next to Hackney City Farm (I shop at the Farm's loose shop) and Haggerston Park (playing football there)!
• Hoxton / Cambridge Heath Overground < 15 min. Bethnal Green Central Line 15 min. (I personally cycle to most places)
• On the back of Hackney Road but quiet thanks to the building's internal courtyard

🛌ROOM #1:
• £1600 per month (suggested, see below), excluding bills
• entire 1st floor
• Double bed, en-suite bathroom, large wardrobe, drawers unit & a desk, two large windows
• May be suitable for a couple

🛌ROOM #2:
• £1100 per month (suggested, see below), excluding bills.
• 2nd floor
• Double bed, wardrobe, drawers unit, one window, shared bathroom (with both a shower and a bathtub)

🏡 THE FLAT
• This is a large and bright 2-floor house in a modern development.
• x3 bedrooms, x2 bathrooms with toilet, x1 separate toilet, large open plan kitchen & living room, space for bikes, terrace in the wider building peaceful garden. (We have lunch outside, BBQ and do bit of gardening)
• Both rooms are available from 10th November, but I would like to sign the contract asap.
• I want prices per room to be agreed with all flatmates so that it is fair. Splitwise has a calculation tool for example. Total property is £3,900pcm
• Bills are around £120/pers/month for energy (Octopus Energy Green tariff), water, WiFi and council tax band E.

🔍 ABOUT YOU, ideally
• 24+ professional. WFH less than 3 days/week.
• Tidy/clean. We do rotations to clean communal areas regularly.
• Just after someone who’s good vibes, with common interests & values and who wants to make the flat a lovely home. Someone who is sometimes up for hosting dinners, chilling and going out as a flat but also has their own thing going on.

🔍 ABOUT ME
• I listen to a lot of music, cook every night (mostly vegetarian), and love sharing the kitchen.
• I cycle (commute, but also touring), swim and play football every week.
• I love going to gigs, anything from classical at Royal Albert Hall, to a bar spinning records or a good electronic music club (Pickle Factory is a few minutes away).
• I have a background in energy engineering and a masters from Imperial in Climate Change and Finance. I work in sustainable finance & data. I am deeply concerned about climate change (but run awareness-raising workshops!).
• I play the trombone in a brass band (but don't worry I rarely rehearse in the flat)
• I have lived in shared flats since 6 years
