My housemate is moving out of our lovely 2-bedroom flat in Hackney Downs to move in with her partner, so I'm looking for someone to take over the contract from her. The room is available from early January, with the hope to have things sorted by the end of the year, and there is some flexibility with move in dates. Hoping to have viewings across mid-November.
 
The rent is £1,100 p/m. Bills come to around £110 each p/m. The deposit is £1,257.
 
A little bit about me:
I'm 34 and a graphic designer working in the charity sector. I like going to exhibitions, green spaces, live music, going to nice restaurants, coffee, pubs, house plants, travel etc etc. I work from home on Mondays and Fridays and I'm in the office on the 'middle' days.
 
The flat:
It's a wonderful, cosy flat which I've called home for three years now. All the rooms are spacious, and one of the big pluses is a separate kitchen and living room which has nice views on to the park.
 
Transport/the area:
Hackney Downs - 12 mins
Hackney Central - 15 min walk
Rectory Road - 12 mins
A multitude of buses - 6 mins
 
The location is great, with easy access to transport and everything you need on your doorstep. It's on a quiet road and overlooks Hackney Downs park, so it's pretty peaceful (and great for dog-spotting!) There's various supermarket/grocery options within a 5-15 min walk. It's walking distance of so many lovely pockets of East London including London Fields, Stoke Newington and Hackney Marshes.
 
The room:
The bedroom is a really good size and is being offered unfurnished, however the bedframe and chest of drawers can be included too for a small contribution if you need them. This is the larger of the two rooms (technically the master bedroom) and it also has a sizeable built in wardrobe. This has been reflected in the slightly higher price of this room compared to mine.
 
The person:
I'm looking for someone who's friendly, chilled, tidy and responsible to live with me. This would ideally be another woman in their 30s, although I wouldn't rule out other genders/ages if the person was a good match. It would be great to have someone who's up for the odd pub trip/tv night etc, but who also values their own space and independence, and has their own things going on.
 
Sorry no couples or pets please.
And please note, the flat is on the third floor and we don't have a lift, just in case that's an issue.
