En-suite and balcony room in Hackney - all female

Hey everyone, we are looking for a new girl aged (preferably over 25) to join us in our lovely house in Hackney. We can’t accept couples or pets unfortunately and due to council tax penalties we can’t accept students. Please send me a whatsapp if you can’t contact me on here!

Room Details
The room is a big double with a huge ensuite and a balcony, it comes furnished with a bed, wardrobe and chest of drawers.

Location
We are located just a 2 min walk from Hackney Central station with great direct bus routes to all central locations. We are also just a 9 min walk from London Fields and Broadway Market.

Rent and Bills
- Rent is £1175 and is due on the 25th of each month
- Deposit will be due in advance of moving in and is £1150
- There is also a sign on fee of £150 to be added to the contract (which runs until July with the view to resign with us for another year). Please only get in touch if you are open to staying on.
- Bills including internet, electric, council tax is around £100 per month
- Water bills come twice a year is around £75 each

About the house
The flat has a total of 4 bedrooms, and 4 bathrooms (if you include en-suites and our downstairs loo which we currently use for storage)
We have a spacious living room kitchen with a washer / dryer and electric hob.

Housemates
You’d be sharing with 3 girls, Sarah, Maddy and Phoebe.
We all get on really well so its important we find someone who fits the vibe and can have a bit of craic. This is definitely not a party house though we do host friends for a glass of wine from time to time and everyone is always welcome to join! We love a clean house as well so cleaning up after yourself and being proactive is a must. We’ve each written a wee bit about ourselves below:

Sarah (26, Irish)
I have lived in this house for the last 4 years and absolutely love it! I work as a news producer, in office everyday so no working from home for me. I am a bubbly outgoing person, love meeting new people and socialising. Love a bit of yoga to relax and adore a good boogie on a night out!

Phoebe (26, Australian)
I’ve been living in London for the past 2 years and am really enjoying it! I work as a project coordinator for an architectural visualisation company (not as fancy as it sounds lol). I’m a very happy and easy-going person. I really enjoy drawing and running, and I also love to cook (although admittedly don’t do it as much as I’d like). I also love a trip to the pub and the odd groovy night out, but equally happy to chill at home.

Maddy (27, Kiwi) In my free time I like playing tennis, exploring London, and finding the best places for a pastry and a coffee. Love a trip to the pub with friends but also enjoy a cosy night in watching a good tv show.

Move-In Details
The room will be available from the 10th feb with a minimum stay until 25th July, however as mentioned above, we want someone who can stay beyond that!

Viewings and getting in touch
