Looking for a housemate, room available from mid/late-March. £850 rent + bills including cleaner comes to £1025 a month

The flat has a separate living room and kitchen, with wooden floors throughout the bedrooms and living room. The flat is quite bright with the living room getting morning sun and the kitchen afternoon sun, the room for rent gets evening and afternoon sun - honestly it's got great lighting!

The flat is in a relatively quiet estate which means no road noise which makes a change from some London homes.

The room will come with a bed, mattress, desk and open wardrobe. Full disclosure, the bed in the photo is mine and I've now swapped it and put a new bed in there. I've not taken an up to date photo as my friend has a load of bags and boxes in there until the room is filled.

The flat is located by Hackney Downs Park and it's a 5 minute walk to Hackney Downs overground, 10 minutes to Hackney Central and there's tonnes of buses within a five minute walk, including night buses.

We're five minutes walk from Lower Clapton Road and five minutes from Mare Street, so lots of bars and restaurants around, and can be in Dalston, Islington or Stratford within 20 minutes.

There's a big Sainsburys Local around the corner, Coop, Tesco, and corner stores all around.

I'm keen to live with someone that I get on with, rather than two strangers that rarely see each other. I'm out the house quite a few nights a week, but am also partial to spending the night in with a drink (tea, guinness or a martini) and have a binge watch of something on television-especially in winter! I think I'm quite a laid back housemate, pretty clean but not demanding.

This is my first time on Spare room as a live in Landlord, which feels crazy to say! I have been in this flat 18 months and originally lived with my old rental housemate, and have then had friends stay with me to save money due to the ridiculous rent in London atm. Previously I've been living in flatshares for the past decade (god I'm old) and think I'm a pretty good housemate, some of my previous housemates are still my closest friends-including those I isolated with, and that's quite the reference! Like I mentioned I'm keen to have a friendly house share even though it's just a two bed, in previous flatshares I've organised trips, flat dinners, birthday celebrations, fort building, movie marathons, etc. If I'm playing London prices I'd at least like to enjoy my home! I think I'm probably a bit silly and maybe a touch weird, always up for trying new things and laugh too loud and too long at bad jokes!

Atm it feels like I'm either out till 3am, or huddled in a duvet cocoon from 3pm, there's nothing in between. Current television viewing includes Drag Race, Taskmaster, rewatching Hitchcock films, getting too into whatever GoT/LOTR spin off is happening atm and waiting for the next season of Love Island. Big fan of celebrating the end of the work day with some music, last week it was Kendrick and Raye, this week its Kate Bush, The Kinks, Bowie and Peter Gabriel, next week maybe Jill Scott.

In my spare time I do yoga, dance, swimming and lifting at the gym. I enjoy day trips outside of London, or trips to galleries and museums, and hunting for the best cocktail bar in London or exploring the city and discovering new haunts.

The flat has everything you might need, but, there's potentially room for someone to help make the flat our own, with decor etc.

It's Council tax band C.
