Large Hackney Room

Hello

I am looking for a new person to take over my room in our Hackney house with three other female flatmates.
Our home is located in a row of attached three level houses right near Hackney Downs park. The area is great - short walk to Rectory rd overground, coffee shops nearby, fresh produce market, 15 min walk to Church st Stoke Newington and Bake Street.... IYKYK

The room:
- large double (over 3.4m x 3.5m size)
- located on second floor
- freshly repainted 1.5yrs ago when I moved in
- painted timber floorboards
- unfurnished however open to discussing the art deco wardrobe

To get an idea on size, I currently have a double bed, wardrobe, chest of drawers, 2x side tables, side stool, desk and an office chair and the room still feels spacious and uncluttered.

The house:
- not accessible
- bathroom / toilet on second floor
- separate toilet on ground floor
- large kitchen and dining room
- small courtyard off the kitchen
- living room
- lots of under stair storage space
- council tax band C
- recently had a new oven and fridge installed

The current house is very laid back so this is a big prerequisite of a new flatmate moving in. We all cook and chat in the evenings and on weekends but also have our own lives going on. It's definitely not a party house, we like the calm! We all chip in to keep the house clean and tidy.
Ideally, the girls would like a female / non binary room mate to keep a similar balance. Our home is queer friendly.

The new person will be taking over my lease which renews in August.
Ideally, I am moving out and would need you to begin rent from 8th June.
