Large room in Lower Clapton

Large double room in Lower Clapton available from 1st Jan, possibility to move in mid December upon arrangement with tenant who is leaving (me!)

5 minute walk to Lower Clapton Rd shops, 15 minute walk to Stoke Newington, 25 minute walk to Dalston, 30 minute walk to Homerton. Closest stations are Rectory Rd (8 minute walk) and Clapton (10 minute walk). Next to Hackney Downs Park.

The house is currently three men and me (queer, trans person who is moving out - I have felt very safe and welcome here). Everyone keeps mostly to themselves although we occasionally chat while cooking dinner or play a game of cards together. Clean and tidy, respectful of each other’s space, always give each other a heads up when friends are coming over.

One housemate has access to the garden and in summer months he was more than happy for me to have a BBQ in the garden with friends if I gave him a heads up.

Bedroom can either be unfurnished or furnished with landlord’s bed and wardrobe (currently in large upstairs cupboard next to room that you’ll be welcome to use). I own all of my furniture and have space for a desk and small sofa in here!

Rent is £840/month plus £6 for wifi, paid directly to live out landlord. He is responsive and has sorted out issues around the house for us. All other bills are included.

The apartment is more like a maisonette set across two floors. You enter from a private entrance on the ground floor (we have a driveway but the landlord rents it out separately, although you’d be able to put a bike or motorbike out there for sure). The ground floor is a large kitchen with dining table, a toilet and sink room, and one bedroom. Upstairs is the large cupboard, then the room you’d be renting, then two more bedrooms, then a smaller cupboard that I have also been using, then the upstairs bathroom. There’s a bath with overhead shower and another toilet and sink.

Added bonus - the council is currently establishing a community garden for the estate, so you can join in and grow your own food if that appeals to you! It’s huge and very close by.

Pharmacy, GP, corner shop and cafe all on the same road. Pubs nearby. Good buses to Stratford, London Bridge, Dalston, Homerton and Bromley by Bow.
