Description
Cat loving ladies who fancy living in Hackney and don't mind climbing stairs! *Room available for move in 21st Feb!*
Advertising my room for a tenancy takeover, as I'm moving out on 20th Feb to live with my partner!
This is a really unique flat in central Hackney - the building used to be a school, so it has loads of natural light, high ceilings, and exposed brick feature walls! Its on the third floor, with no lift access. We're a group of four - two women and two men, with our favourite additional housemate Benny the cat. Tom, Emma and I lived together in our previous houseshare in Islington and moved here together in August, with Tom's friend Shiv! We're looking for a woman to take my place, to preserve the 50:50 balance. Emma is a vet and keen cake baker, and brought the beautiful british longhair Benny home as a foster cat when he was a kitten, and he's very much head of the household now! He is litter trained and incredibly friendly. Tom works in advertising, and is a keen runner and chef. Shiv is a lawyer and loves travelling. They're all Aussies, so we've been a british-aussie household. It's a relaxed and easy going home; we have occasional house dinners together and enjoy catching up in the evenings, but have our own lives and activities outside the house too!
You'd be sharing a spacious bathroom with Emma, which we've kitted out with plants, candles, and a water-filter shower head. It's a great space for a bath!
The living area is the real selling area of the flat - large kitchen, kitchen table, sofas and coffee table, with a menagerie of plants, with a mezzanine additional area up the stairs, where we have another sofa and a TV.
My room - the room for rent - is up another flight of stairs from the rest of the flat. Its an usual layout, like a loft conversation, with a sloped roof and the door coming up in the centre of a room, with a "trapdoor" style door! It means it has a huge storage area, which I've really appreciated, and some different options for lay-out of the bedroom. It does have a low roof in areas.
Location wise, it's about 3 mins walk from Hackney Downs Station, which can get you to London Liverpool st in 11 mins. Its 6 mins walk from Hackney Central Station, which can get you to Highbury & Islington in 7 mins. Walking distance from Hackney Downs Park and London Fields, with my favourite place in London the London fields Lido 😍 heated 50m swimming pool. I love wandering through Broadway Market and regents canal through to Victoria Park on my days off! Whilst it's ultimately a really urban and well-connected location, it's very close to some superb green spaces which provides some lovely balance.
The boring details:
Rent is £1200/month - every housemate pays the same
Bills - gas £38/month, council tax £72/month, Internet £5/month
Deposit is £1383
The estate agents requirements - min £36k salary, usual referencing processes, and a one off £50 fee for the documents/referencing process.
I'm moving out on 20th Feb 2026 so ideally if you could move in, in the window 21st Feb to 1st March.
Any questions let me know!
If you're interested, send me a message with a bit about yourself, if the rent costs and move in date work for you, and we'll arrange a viewing!
