Room in cosy 2-bed E2 flat

Hello 😊 I’m looking for a new housemate to join me and take over the lease on our lovely 2-bed flat in E2, as my current housemate is sadly moving in with her boyfriend.
Move-in is flexible from early to mid October.

I’m looking for:
* Female only
* Someone looking for a long-term home and eligible to take over the lease
* Someone who is mainly office-based. There unfortunately isn’t room for a desk in either bedroom or the living room. I occasionally WFH on a Friday from the dining table, we would need to alternate days if you would like to do a day at home too
* Someone clean and tidy, and who is respectful of keeping a chill atmosphere, particularly during the week.
* Someone who enjoys having their own space and doing their own thing, but would also be up for the occasional dinner at home or pint in one of our lovely local pubs. My current housemate and I get on really well, and I’d love to keep that dynamic in the flat

About the flat 🏡
The flat is in a 1930s red-brick, mansion-style block. It’s a 2-bed, 1-bathroom flat with a separate shower room and toilet, a small but well-equipped kitchen and living/dining room.
The flat gets lovely light in both the morning and evening, and the living room and bedrooms are particularly bright and airy.
The piano currently in the living room belongs to the landlord and is being removed on 1 October, so it will not be in the flat when you move in. I’ve already organised a TV for the space once it’s gone.
The bedrooms are either side of the living room, which gives both rooms a good amount of privacy. Every room has large, fully opening windows, so there’s lots of airflow throughout the flat. The windows are double glazed so it stays warm in winter.
The walls are also very thick, so we rarely hear any noise from the other flats in the block.

About the room 🛏️
The room comes with a large queen-size bed and mattress and a beautiful old oak wardrobe. There’s also additional storage above the bedroom door.
The mirror, rug and bedside tables pictured are not included.

About the location 📍
The flat is on Teale Street, E2, in a brilliant location:
* 3-minute walk to Broadway Market
* 5-minute walk to Columbia Road
* 10-minute walk to London Fields
* 10-minute walk to Victoria Park
* Lots of great shops, gyms, cafés, restaurants and pubs nearby
* Closest Tube: Bethnal Green
* Closest Overground: Cambridge Heath
The block is a mix of renters and owner-occupiers, the other residents are friendly and respectful. It’s quiet, the communal areas are clean and well looked after, and there is bike storage available.

About me 👋
I’m 29, originally from Dublin, and moved to London from Sydney in April. I work in tech and mainly work from the office in Shoreditch.
I like to train in the mornings before work in a gym near the flat or a Pilates studio near my office. I love seeing friends at the weekend, luckily most of them live close by, cooking, wine and I travel quite often either away with friends or home to my family in Dublin.

The details
Rent: £1,100 per month
Bills: £147 per person per month, all-in, including council tax, energy, internet etc.
Cleaner: We don’t currently have one, but I’d be very happy to organise a cleaner every fortnight and split the cost.
