Room in big house w/garden, Victoria Park, Canals

Hi everybody!

Got a room right by Victoria Park in Hackney Wick.
Available 8th of July, minimum 4 months, rolling contract, £850+bills.

It’s an old Victorian house, 5 rooms, I am moving to a room upstairs so this room is becoming available. Some furniture will stay, like the bed, large mirror, chest of drawers.

About the house:
Old Victorian house, 5 rooms.
One of the rooms is an en-suite, and although there’s 2 bathrooms, 1 of them is so small, 4 people tend to use the ground floor bathroom as it’s much more spacious. The house has a large back garden, with a small pool and a rescue turtle in it.

About the housemates:
3 guys and myself, we’re all aged 24-26. 2 Irish, 1 Indian and 1 Russian.
We’ve been friends since film school years back, so we’re quite relaxed with each other.
We dont wfh, but some of us have irregular schedules so there are people in the house on random days of the week. Since 5 people are sharing 1 kitchen and living room, it’s important for us to get someone in who doesn’t wfh.
We mostly get on with our days separately, apart from occasional garden parties.

About the room:
It’s a spacious room, comes with some furniture. It’s in the half-basement but gets decent sunlight in the afternoon and evening, as the window looks out onto the street. It’s right next to the living room and kitchen, so it’s not super private. We’re all aware of that so no one ever makes loud noise in the living area at night.
The positives:
Location is unbeatable. Right by Victoria park gate and by Hackney Wick canals, the overground station is 7-10 min walk away.
We all bike in the house so everything east has to offer us 5-15 min away.
The house is beautiful, although not modernised, the 1860s charm is throughout the building.
The back garden is enormous. We also have a terrace. During summertime it’s crazy pretty.
Chill housemates- we don’t party much, we all work and have our lives, so the house does offer quiet refuge for us.
The room is decent size. As everyone is away most days, the room and the living quarters sometimes feel like a private studio- as they’re all tucked away downstairs with a big garden you can have all to yourself.

Negatives:
The room is next to the living quarters, doesn’t offer that much privacy.
As you can imagine, as an old house there are classic problems that wave over us occasionally, like a broken pipe, having to turn on the heating for the water every time you shower, we even had mice at some point (which have been eradicated)
The owner of the house has to deal with me directly - and he takes a long time to fix issues. It can be annoying but such are serial house owners.

We’re looking for:
Ideally a girl to keep the energy balanced, someone who doesn’t wfh or cause havoc, 25+.
I try my best to keep the house tidy and might look for a house cleaner in the future anyway - so someone aware of house sharing.
We’re somewhat creative in the house but we prioritise being kind humans over how you make your pennies. Someone to have a nice chat with and just be chill with at the end of the day.
