This is a 2-bed property that is available asap. We'll be offering the 2nd room as a sublet. It is a modest-sized lower-ground flat with a large wrap-around patio, two decent-sized double bedrooms and a shared kitchen. Despite being lower ground both bedrooms get plenty of light (one more so in the morning and the front bedroom in the evening). The flat is a literal stone's throw away from Victoria Park.
I (Freya) love food/cooking and as a result, I'm hoping to use the garden space to fill with plants and herbs, my goal was to put these by the back bedroom window so whoever uses that room gets a lovely view of greenery.
The kitchen has a washing machine, dishwasher and a decent sized pantry. There isn't a shared living room but I'm in the process of looking into seating and a shelter for the garden.

--We're either band C or D and the yearly payment for each is 1748 & 1966.51. We are still waiting to get confirmation of this from Hackney Council.
We aren't able to approximate the bills at this time since we've only just moved in. We could estimate at (150(gas & electricity) + 40(water) + 70(council tax) + 50(internet))/3 so roughly £110. The contract is currently for 4 months but the estate agent has assured us the landlord plans to extend. So sorry, but we cannot accept couples as our tenancy agreement has a maximum of three occupants.
What we're looking for in a flatmate:
Our main priority is finding someone who will feel at home in our new place, likes dogs and is happy with a friendly but not overly social household.
About us:
Both Alex and I are fairly introverted but not antisocial, we enjoy our own space and will absolutely respect yours. That being said if everyone mutually has energy we're open to hanging out, eating or watching movies together (we have a projector - we could set this up in the garden or one of the bedrooms). Alex is a personal trainer and parkour coach and I'm an illustrator/ animator who specialises in stopmotion. We both train MMA together and I attend Alex's parkour classes on the weekend (which we'd welcome you to join if you're interested).
We have two lovely dogs, I know everyone thinks that about their dogs but these two weirdos have been the best friends of our past flatmates and they adore people. One is an 18-year-old bin Gremlin/Yorkiedoodle/evil mastermind and the other is a loyal handsome 8-year-old Staffy/Pointer. They both get on well with other dogs and we would be open to subletting to another dog but would request that we see how they interact at the park first.
Other notes about the property:
We are very near the Mile End climbing wall and close to the canal. The property stays cool in the sun, unsure what it is like in winter. It is in energy bracket C. The walls have all recently been repainted and the property sits on a quiet street. The room currently offers a double bed, bedside table and closet.
