Hi! We have a spacious en-suite room with a private mezzanine available in a friendly 2 bedroom flat, on a long-term tenancy. The move in date ideally will be in September, although there is flexibility for the right person/people.

The flat is perfectly located in between Hoxton and Cambridge Heath, a short walk from Haggerston Park, London Fields and within 10 minutes of both Broadway and Columbia Road markets. Victoria park is also a 10-15 min walk away! Our block (Lion Mills) is set off of Claredale street so it is very quiet and peaceful, and is one of the few places in London where you'll actually get to know your neighbours :)

You will have your own private bathroom and mezzanine along with a separate (shared) kitchen, living room and second, shared mezzanine above. The flat is honestly massive with high beamed ceilings and spans over 1000sq ft. There's plenty of storage across both mezanines, and it's a blank slate you can really make into a home.

Within the block, there is secured bike storage as well as a giant courtyard which is beautifully maintained by the residents' gardening group (anyone is welcome to join!). It’s a really special place in a great location.

You would be sharing with Omar - a 29 y/o who works in sustainability. Always up for a chat but also has his own stuff going on!

About you: This room is available for individuals or couples, although couples must have lived together previously. We're looking for working professionals (no students unfortunately) who ideally have already lived in London for some time.

*important notes:
- For a couple the rent will be £1620pcm, for a single person this will be open to discussion.
- The full deposit amounts to 3231, which we split in 3 on moving in (1077 each). For a couple it would again be 1077£ each and for a single person it would be £1616.
- The tenancy is a 3 year AST, with 2.5 years remaining. It is rent controlled and will increase by £100 altogether in May of 2025 and May of 2026. (So £30 or £50 per person per year).
- Council tax is Band D.
- You must be able to pass referencing with the estate agents. This will involve demonstrating you have the right to rent (UK citizen or visa-holder) and are abie to meet the affordability requirement (shown through your employment contract).
