Large en-suite room in Haggerston

We have a large en-suite room available in our house from 2nd November.

LOCATION:
We’re almost smack-bang in between Haggerston and Hoxton Overgrounds (7-ish minute walk to each), which take you into Shoreditech and Whitechapel, Dalston and Highbury & Islington and beyond. Old Street (on the Northern Line) is also an option, a little further away (approximately 15-20 minutes walk). We have easy bus routes at the end of the street, also taking you into Central.

Plenty of supermarkets, pubs and restaurants nearby. Kingsland Road is super close, with Broadway Market (if you’re a bit fancy) a 15/20 minute walk along the canal. Haggerston and Victoria parks are also not far for sunshine and picnics in spring and summer.

THE ROOM:
- Spacious, furnished bedroom with king bed, wardrobe and bedside table plus space for desk if WfH
- Ensuite with shower
- Built in storage cupboard
- Top floor room with access to the shared terrace
- Large windows, lots of natural light

THE HOUSE:
- Four bed townhouse with separate lounge and kitchen/diner
- Private roof terrace with additional terrace off the kitchen opening onto communal courtyard
- Massive telly and couch
- Street parking with permit available with undercover car parking also available (for a fee subject to separate discussion with letting agency)
- The house is part of larger complex full of other young professionals/friends

US:
- Three young professionals (Issie, Greta and Katie), from England, Ireland and Australia, aged between 28 – 32 - we’re looking for someone of similar age
- Mix of working from home and the office (we all have desks in our room, keeping communal areas mmunal is really important)
- Easy going and friendly – we have our own lives going on outside the house but often enjoy a trip to the pub, movie night together, occasional house party

BILLZ:
- Room is £1,200 pcm (paid on the 1st of each month)
- Bills (including broadband) are not included and are split equally four ways (roughly £115 a month, give or take with heating, including the council tax)
- Security deposit is £1,050
- A really good fortnightly cleaner for £25 a month
- Contribution to streaming service suite welcome

SPECIFICS:
- The letting agent requires references, so please keep this in mind if this arrangement will be suitable for you.
- Minimum 6 month tenancy although ideally we'd like someone long term to join us in our home
- Hoping to hold viewings 15th/16th October
