Hi there!

My flatmate is sadly moving out in early August (to move in with his girlfriend), so I'm looking for someone to take over his part of the renewal of the tenancy agreement with me.

You'll be getting the largest bedroom in the apartment; it has a spacious wardrobe, and you'll have a private bathroom that's right opposite the bedroom.

The two bedroom apartment is part of a newly built small development in central Hammersmith. The flat is on the ground floor and has a large open plan living room with dining space, modern kitchen, integrated appliances (large fridge, oven, dishwasher, and washing machine/dryer), and under-the-floor heating. There's a concierge in the building on weekday mornings.

The flat is only about 0.2 miles from Hammersmith Station, with no shortage of shops and restaurants in the area (anything you can think of, you can find in the area).

Your share of the bills would turn out to about £66/month for utilities + broadband. Council tax is about £80/month or zero if you're a student.

A bit about me: I work as a research associate in computing at Imperial College. I'm easy going and tidy. In my free time I catch up with friends, or work on side projects in filmmaking/photography. While socialising is occasionally great, I have a respect for privacy and space.

Ideally, I'm looking for a professional or PhD/MSc student. Also looking for the usual: clean, tidy, etc, but I assume that usually goes without saying :)

And just to give you a heads-up, the letting agency will require a reference check and a small fee to draw up the tenancy agreement, which sadly is unavoidable. Below are the requirements from the agency:

"Incoming Tenant to complete Application to Rent form. Further documents may be required such as bank statements and payslips.

Copy of your passport

In order to comply with current legislation you must attend one of our offices with your passport so that we can confirm your identity and if you are a non EU citizen a Visa will also be required. Please confirm a date and time so we can arrange this with the local office.

References to be obtained by our referencing agency HomeLet:

1) Credit check

2) Current landlord reference

3) Employment reference

Please be aware that should the incoming Tenant be a student or unemployed, a UK-based guarantor will be required. If a UK-based guarantor cannot be provided, then the Tenant will be required to pay rent of six months in advance, with the next six-month payment payable 2 months prior.

The student Tenant will also need to provide proof of their student status from their university in the form of a reference.

Fees:

The fee payable for processing the application, drawing up the Tenancy Agreement and registering the deposit is £180. A further fee of £60 is payable for collecting and verifying references and completing a Right to Rent check.

Should the incoming Tenant require a guarantor, an additional fee of £60 will be payable to cover the referencing and preparing a Letter of Guarantee."
