Hi everyone! I’ve lived in this 2-bedroom flat in Hammersmith for nearly 4 years and think it’s time for a change, so I’m moving out. Which means my room is now available!

📍 LOCATION:
The flat is located in Brackenbury Village in Hammersmith. I adore this area and have lived here for 5 years. It’s got a nice community vibe. It is also supremely convenient with everything at your fingertips, being so close to many amenities.
- 8 min walk to Hammersmith station, which hosts 4 tube lines and a large bus interchange (it’s about a 40 min commute into Central London)
- 12 min walk to the high street which includes Lidl, a large Sainsbury’s, Ikea, Boots, Superdrug, TK Maxx, M&S, and more
- 10 min walk to a big Tesco's and post office
- 5 min walk to a Fitness First, or 12 min walk to a PureGym
- 3 min walk to a well-stocked off-licence
- and then there are a variety of tasty restaurants and pubs all within walking distance, too.

Then for those who want to walk around and explore:
- 5 min walk to a Santander Cycle bank
- 15 min walk to sunny Ravenscourt Park
- 20 min walk to the Thames Walk
- 30 min walk to Holland Park
- 30 min walk to Chiswick Common

Honestly, the most convenient location!

🏡 THE FLAT:
It’s split-level and located on the top floor of a Georgian townhouse which has been separated into three flats. It has a kitchen, bathroom (including bath), 2 bedrooms, and a decently sized living room.

You can use some of the hallway just outside of the room if you wish. I have had my desk and WFH setup located here for this reason, but you are welcome to use it to house a wardrobe instead, for example.

The bedside table, bed with mattress, and chest of drawers all come with the room.

💃🏿 FLATMATE & YOU:
You’ll be living with Zaina (33), who works in Comms for a charity, WFH 4 days a week. I initially met her on SpareRoom and we lived in another flat together before moving into this one. She is happy to chat when you bump into each other as well as hang out every now and then, but for the most part we have had our own things going on so have lived harmoniously with that understanding. She’s likely looking for a similar set up with the new flatmate. Zaina would prefer to live with another woman aged 28 to 35.

📝 PRICE/ADMIN:
£787.50pcm excl bills.
Bills are usually around £120-£135 each depending on time of year. Of this, council tax (band D) is £58.

Move-in date is anytime between 20th and 30th of April.

The landlord is responsive on WhatsApp and will always endeavour to get things looked at ASAP.

It’s a tenancy take-over so the tenancy expires on 1st September 2025, but you are more than welcome to stay on. Our tenancies at this flat have historically been 1 year with a 6 month break clause. It’s worth noting that we have only had one rent increase in the 4 years we have lived here!
