🎹 Two Pianists Seeking Flatmate in Hammersmith

Hi there!

My friend Jiaxin and I are professional classical pianists in our late 20s who recently graduated from the Royal College of Music. We now work as freelance performers and teachers, and we’re looking for a friendly, tidy, and easy-going third flatmate to join us around mid-November.

We live in a lovely 3-bedroom, 2-bathroom maisonette in Hammersmith (tenancy began on 15 September 2025). The flat is located above a corner shop, which makes it ideal for musicians — you can practise without worrying about disturbing neighbours. The kitchen was recently renovated, and there’s a beautiful rooftop terrace.

📍 Location: 5–10 min walk to Ravenscourt Park (District line) and Hammersmith (District & Piccadilly lines)
💷 Rent: £1,125 pcm (bills not included; Council Tax Band E)
🛏️ Room: Smaller bedroom with a full bed and wardrobe, bathroom located just across the hall
🏠 Flatmates: Two pianists (Jiaxin and I) occupying the two larger rooms (£1,250 and £1,175 pcm)

Important notes:
1.⁠ ⁠As professional pianists, we practise daily on a grand piano between 9:30 am and 7:30 pm, including weekends. A fellow musician would be very welcome, though ideally not another pianist.
2.⁠ ⁠Since we are freelancers, we paid 6 months’ rent upfront. As 2 months have now passed, the incoming flatmate will need to provide 4 months’ rent (£1,125 × 4 = £4,500) plus one month’s rent as security deposit (£1,125), totalling £5,625.
3.⁠ ⁠Because you’d be joining partway through the lease, the landlord charges a £50 lease amendment fee.
4.⁠ ⁠The landlord will require some documents for referencing (including ID, proof of income and/or student status, and a prior landlord reference).

We’re both quiet, respectful, and easy-going — we like to keep the flat clean and peaceful.
