Sublet One Bedroom Flat Jan 4rd to April 25th

I have a one bedroom flat that I own. I'll be traveling Jan 4th to April 25th. (16 weeks) I am sub letting it £1,850pm plus bills. The property is ground floor has a large double bedroom, bathroom with shower over bath, lounge and large eat in kitchen plus a small patio garden.

LOCATION, LOCATION, LOCATION

*10 mins walk to Hammersmith station 4 tube lines. Multiple buses 1 mins walk
* River 2 mins at the end of the street, Walk Bike, Run. Pubs, Restaurants, Riverside Studio, Bishops Park, FFC
*Local Tesco, Sainsbury's, Waitrose and Boots all within 1-3mins walk.
* Poppy's (Great Thai BYO) plus Fish and Chip, Indian, Kebab, Burgers, Sushi, Pizza within 5 mins walk
* Coffee at Pret, Cafe Nero, COFX all within 1-3 mins
* 5 great local gyms to fit every budget.

Bills are not included and are estimated at £210pm per person for single occupancy and £158 per person for a couple sharing.
To include: Council Tax, TV License, WiFi, Water, Gas, Electricity and a Bi- weekly cleaner.

Message a bit about yourself. Include age, profession, work situation (WFH, Hybrid, office only, shifts, 9-5, weekends etc)

Ideally I would like:
1. Work and Ex landlord references
2. Security deposit
3. Proof you are a legal resident of the UK.
4. UK Guarantor preferred.

The deposit will be placed in your name with the UK DPS and released by them at the end of the contract

If you are temporary or just arriving to the UK you may need to pay deposit plus some extra rent in advance, should you not be able to supply the above. i. e. have no work, landlord, Guarantor. Depending on the situation I can be flexible to come up with an arrangement we are both comfortable with.

The EPC for this property is currently D but many upgrades have been made since its last evaluation.
