Close to the river and transport links at Hammersmith (Piccadilly, District, Circle, Hammersmith & City as well as cycles and buses), this refurbished and extended house makes a lovely sharers home.

The house is in beautiful condition with hard flooring through out and carpet on stairs and landing. It was fully refurbished and extended in 2022 to form a large eat in kitchen, double reception room with sitting area and a dining area, 5 double bedrooms and 4 shower/bath/WC rooms.

The largest room with a whole row of double built in cupboards and a smaller double at the rear of the house are becoming available in January (11th for smaller and 14th for larger room) as one of the current tenants in moving to New York for work and the other is buying house.

Bedroom 1 (smaller double to rear of property) has a double bed, wardrobe, chest of drawers, bedside table and bedside light.

Bedroom 3 (across the whole width of front of first floor) has a whole wall of built in cupboard space, double bed, chest of drawers, bookshelf, table , chairs, bedside table, bedside light.

On the first floor there is a bathroom with shower over (rain head and attachment), toilet and basin vanity unit and mirror cupboard over including shaver socket.

On the second floor there is a third shower room (in addition to the bathroom and ensuite) with a shower (rain head and attachment), toilet, vanity basin, mirror and shaver socket.

The boiler was new in 2021 and all radiators have been replaced and are thermostatically controlled. The water is a pressurised system with a tank which is designed to provide high pressure water to the house. The whole house has been rewired as well as redecorated with new flooring throughout. Significant effort has been made to insulate the house well including modern standards of roof insulation and all windows are double glazed. The EPC is C.

Bills are shared between everyone in the house; a significant advantage of the larger house share must be that bills are split between more people, as well as the advantages of having someone to chat to, have company watching a film or going for a walk along the river. Council tax band is E and the Council is LB Hammersmith and Fulham.

Parking is available on the road through a permit system operated by the London Borough of Hammersmith and Fulham.

I am an accredited landlord and the house is licensable by London Borough of Hammersmith and Fulham. I manage the house directly myself.
