Large double in West Kensington

Hi! We're looking for a third flatmate to join our flat in West Kensington. Ideal age would be 24-29. Current flatmates are Sacha (26) and Tess (24). Sacha works in theatre so off on some weekdays and works weekends, and Tess works in conservation and has a more typical 9-5 work week.

We're very friendly and sociable, enjoy hanging out at home or the spontaneous trip to the pub but also value our own space. We'd love a new flatmate to be a friend not just a stranger but of course have our own time too!
We really try to take care of the flat and have made it super homey so it's very important to us that the new person is also very clean.
We're open to any profession (no students sorry) but would prefer someone who didn't work from home multiple times a week.

Rent: £860.06 per month including water but not other bills
We pay council tax (band F) and WiFi monthly ourselves which currently amounts to £78 each, then electric and gas on a quarterly basis which ranges depending on the time of year (about £20-£50 a month)

Our landlord is pretty relaxed but still contactable if we need something

About the room:
The room comes fully furnished with all the furniture pictured. It's a very good size with lots of storage space and a beautiful feature fireplace which is original to the building.
The room does face out onto the street (as does the living room) but the noise isn't bad as there's a barrier on our side of the road so no driving unless you're parking on the street.
The bathroom, kitchen and living room are shared between the three of us.

Location wise we're right beside Kensington Olympia which has amazing transport links - District line via West Ken station and Piccadilly via Barons Court (although pls note the eastbound platform is now shut till june for repairs), both under 10 mins walk away, as well as overground 5 mins away. There are also reliable buses that go into central.

High Street Kensington is only 10-15 mins down the road, or Hammersmith and the river is equidistant in the opposite direction.
Shepherds Bush Westfield is also about a 15-20 min walk.

There are 2 big Tesco's about a 10 min walk in either direction, as well as an express not even a minute away

The building itself is a charming Victorian Mansion block and has a gorgeous communal garden shared with the whole building, (hardly anyone uses it even in summer) a gardener maintains it at no additional cost to us. As it's quite old the building has some problems with damp that are currently being investigated, we have a large dehumidifier that helps.
