I am looking for a new flatmate to take the second bedroom in this lovely 2 bed flat. I’ll be holding viewings Friday 26th July (evening), Saturday 27th July, Sunday 28th July (day/evening) and the first weekend of August.

The Flat:
The flat has wood floors throughout, fully fitted spacious kitchen, living room, big fridge, fully tiled bathroom with bath/shower and double glazing. The flat has very efficient heating for the winter months (including a heated towel rack which is a luxury in the cold weather!) There is plenty of storage space in the kitchen for food and utensils. The flat is on the first floor (we don’t have downstairs neighbours but there is a flat above).

The Room:
The room has a double bed, tall wardrobe, bedside table, full length mirror and bookshelf. It is suitable for remote working and there is a small desk and chair available. My old flatmate is open to possibly passing on some of the smaller furniture items (metal corner shelf, shoe rack, the white drawers/bookshelf combo, rug, cork board, etc.)

About Me:
I have lived in the flat for three years and my lovely flatmate is moving away, so I am looking for a female flatmate. I have enjoyed living in this flat over the last years and it is a great price for the brilliant location. I’m a professional working in research and I split my time working remotely and in the office. I am looking for someone (professional or post-grad) who is friendly, responsible, quiet, tidy and respectful.

Rent and Bills:
Rent is £830 per month. Bills currently come to approx. £130-£140 per month.

The contract is for 7 months only, however if you like the flat you can continue leasing long term after this with the letting agent (We Rent Flats) as I’ll be leaving after 7 months. The letting agent is a couple of doors down the road, so very easy to contact and are very responsive in the case of queries and repairs.

The room is available August 18th which is fixed so unfortunately there isn’t flexibility with this date. Rent is due on the 18th of each month. The letting agent requires a referencing check, proof of employment and deposit before moving in. The threshold of approval for the referencing check is a salary of £2500. Deposit is one month’s rent £830.

Location:
The flat is located equidistant from West Hampstead Stations (overground, Thames link and Jubilee line, 13 min walk), Finchley Road (Jubilee and Metropolitan lines, 13 min walk) and Hampstead (Northern Line, 16 mins walk). Brilliant connections into central London including King’s Cross/St Pancras, Blackfriars and Farringdon. It is also a short walk away from Hampstead Heath, a beautiful oasis in the city for walks and swimming. The area feels very safe, green and well looked after.

Shops:
There is a Tesco, Sainsbury’s and Waitrose within 5 minutes walking distance of the flat and a larger Sainsbury’s and Aldi 10 mins away. There are independent coffee shops, bookshops, grocers and charity shops just down the road on West End Lane.
