We’re looking for a new flatmate to take over a tenancy from 14 December 2025 (somewhat flexible) until June 2026, with the option to extend.
The room is in a three-bed two-bath flat located in NW London (Hampstead), in Zone 2. Its a safe residential area but close to a main road and excellent transport links. We’re also within walking distance of Hampstead Village and Hampstead Heath, ideal if you enjoy nature walks and a more relaxed atmosphere away from the typical hustle and bustle of London.
The rent is £1,150 per month, plus bills averaging £120–£150 depending on the season.
The room is a bright double bed with ensuite, built-in wardrobe, and a space for a desk.
The flat is cosy and well looked after, with a well-sized living/dining room and a compact but fully equipped kitchen with a dishwasher, induction hob, there is also a washing machine and tumble dryer. The flat has high ceilings, big windows and no carpets. It’s on the first floor (no lift) in a red brick period building.
Transport links are excellent:
* Finchley Road & Frognal Overground is a 2-minute walk,
* Finchley Road station (Jubilee & Metropolitan lines) is 5–7 minutes away
* Hampstead station (Northern line) and West Hampstead Thameslink are around 15 minutes walk.
* Central London is typically reachable in about 20 minutes.
We’re ideally looking for someone who fits the following:
* Female, aged 23–33
* Full-time professional, earning at least £30k or with a UK-based guarantor
* Not a student
* No couples
* No smokers
* Not working from home full-time (a few days per week is fine)
* Clean, respectful, considerate
* LGBTQ+ friendly
* Not a party person or heavy drinker
* Is happy to join for an occasional dinner or chat in the living room but also enjoys time alone.
* Someone who will treat the flat like a home and wants to make friends.
A bit about us: we’re two girls in our early to mid-20s working in energy and hospitality. We enjoy spending time together but also respect each other’s space. It’s a relaxed, grown-up household- we don’t host large parties, but we have friends for dinner or occasionally staying over for a few days. We don’t use cleaning rota or track who bought what; we just expect everyone to clean up after themselves, help keep the flat tidy, and replace shared essentials without needing to be asked.
