Bright room in the heart of Hampstead Heath!

After 11 years, I'm leaving my lovely bedroom and moving back to Italy. Otherwise, I would happily stay!

This is a friendly, homely and tidy flat with easy-going flatmates. We enjoy a chat in the common areas but also respect each others' privacy.

Bills
- Rent: £700 pcm
- Deposit: £900 (paid to vacating tenant - i. e. me. Although the landlord holds the original deposit in a deposit protection scheme, plus the contract & deposit can be sorted together at the same time so that you feel secure that it's all above board!)
- All bills approx £90-110 pcm

The room
- Furnished: double bed (but the landlord is keen to swap it for a single one, if you need more space), wardrobe, small chest of drawers. The bed has 4 drawers, 2 per each side, so the room has a lot of storage.
- Incredibly bright: the big window faces a peaceful communal garden
- Wooden floor
- Big heater. Trust me, you will never feel cold!
- Door lockable

The flat
- Fully furnished
- First floor
- 4 bedrooms, 1 bathroom, 1 separate toilet, kitchen, living room, small private balcony, communal gardens
- Plenty of storage space in common areas
- TV in the living room
- Clean and tidy
- Not a party house, but friends and partners are welcome to visit/stay occasionally
- Parking spaces can possibly be rented outside the flat
- Leased directly from the landlord (a really nice retired gentleman who lives in north England). The landlord has been really good to us as tenants over the years and is very keen to keep us happy. If anything is broken, it will be fixed quickly.

Flatmates
- 3 women. 1 is moving out to go back to Poland. 2 are working from home from 9 to 5 a couple of days a week.

- British and Russian nationalities.

Location
- AMAZING transport connections: Overground and buses at your doorstep and Northern Line Tube (Belsize Park, Hampstead, Chalk Farm) a short walk away
- Jubilee line is convenient too (West Hampstead, Finchley Road)
- Walking distance to: Hampstead Heath, M&S Food Hall, Royal Free Hospital, Camden Town, cafes, restaurants, pubs and shops
- a really safe and quiet area

YOU
- should be clean & tidy and be happy to stick with a weekly cleaning rota (each flatmate is responsible for cleaning the common areas every 4 weeks)
- should be a mature professional who is still fun, easy-going, and sociable (no students please; sorry!)
- should not work night shifts, as the others have to work from home during the day and can't be as quiet.

Timings
- Available after the 28th of September. Rent is paid on the 1st of the month. I have already paid until the 17th of October, so the person moving in will pay from 18th-31th to the landlord pro rata, and the first part of the months pro rata to me. Same rule applies to bills.
- Lease is 12 months but can be broken early with 1 month's notice
- Other bills are sorted out between the tenants, with each person being responsible for a bill each (we use a Splitwise group)
