GENERAL:
Positive points:
* Clean flat with just one person sharing.
* South facing room so lots of light.
* Pleasant views from the flat with a quiet residential street in front and lots of greenery to the rear.
* 3 minutes walk to Hampstead Heath park.
* 4 minutes walk to South End Green's supermarket (M&S), shops, cafes, restaurants, and bars.
* 4 minutes walk to local transport links.
Negative points:
* Both the flat and the room are on the small side.
* Some of the fittings in the flat are a little outdated. The appliances in the kitchen are not the fitted type but rather freestanding and the bath just has a squatting shower - no proper shower as yet.
* Although there are now two bedrooms in the flat these were originally designed for use as a bedroom and a lounge.
* Apart from the small kitchen with its breakfast bar there is no communal space inside the flat. I've tried to make the most of the space I have.
* The room is quite small and due to the way it's been fitted it wouldn't suit someone who is big, it would be better suited to someone small.
Generally:
* The price is fixed at £175 per week inclusive of bills, council tax, and internet. I just ask you buy your own toiletries and clothes liquid. This works out at £760 per month all inclusive.
* The flat is fully furnished.

THE FLAT:
The flat is quite small but I've fitted it in such a way as to make the most of the space.
It's a top floor flat in a quiet residential area.
The communal area of the building is not in great shape but once you get inside the flat I try to keep things clean and tidy.
I generally try to operate a no-shoes policy in the flat and there is a stairway inside the flat where I normally leave shoes. The reason for this is twofold, 1 cleanliness, and 2, I have a neighbour directly under me and it's nice to be nice.
It's just me in the flat.

THE ROOM:
The room is south-facing so does get a lot of light. It has a view onto the quiet residential street.
Although only 388cm by 303cm I've fitted the room to make the most of the space.
In the room there is a platform bed with a 'small double' size futon, 190cm by 140cm. I've installed a safety rail on the platform bed which you can see in the video.
In the room there is a clothes rail (104cm width) at a height of 134cm from the shelf that you see underneath it in the photos. I can remove the shelf if you prefer giving an extra 16cm of headroom for longer clothes, up to you.
Under the sofa there are a couple of storage boxes and up above the desk there is a lot of storage space covering the full width of the room. Sitting at a height of 207cm the above storage space is 303cm by 186cm with a depth of 54cm - it has a hole in the middle for easier access which you can see in the photos.
Although there is a double bed in the room I don't want to live with a couple but I don't mind your partner staying for a couple of nights a week as long as you also go to stay with them for a couple of nights a week. Please just let me know your arrangements in advance.
There is also a single bed in the room (I've made the sofa using a single futon) so if you want to have a guest occasionally that would be ok also by arrangement in advance.
There are 4 plug sockets up by the bed for the lamp and charging your phone etc. There are also plug sockets by the desk and by the easy-chair and behind the sofa.
There are two blinds in the room, a daylight blind and a blackout blind.
The room has a table in which is 152cm by 86cm.

THE KITCHEN:
The fridge is a bit old but I'd be happy to buy a new one.
I just bought an air-fryer with which I've been baking potatoes. I've also recently bought a microwave.
There is a double gas oven which has one of the ovens also acting as an electric grill.
There is also a stove-top steamer.
There's also a water filter installed in the sink for drinking water.

THE BATHROOM:
The bathroom is quite small but there is some space by the mirror for your bathroom stuff.
Although there is a washer-dryer in the kitchen I generally leave my clothes to dry in the bathroom, you are welcome to do the same although there are some hooks in your bedroom to tie some string on and hang your clothes there if you prefer, or use the clothes dryer, up to you.

LOCAL AMENITIES:
The local central area is called South End Green where there are quite some shops, restaurants and bars. South end green sits on the edge of Hampstead, in fact I believe it gets its name from being the green at the south edge of Hampstead proper.
The shops of Hampstead proper are at 11 minutes walk from the flat.
At 3 minutes walk: Hampstead Heath.
At 4 minutes walk: Supermarket, Local shops, restaurants and bars.

TRANSPORT:
At 4 minutes walk: Buses, 1, 24, 46, and C11.
At 6 minutes walk: Hampstead Heath overground station.
At 8 minutes walk: Buses N5, and 268.
At 11 minutes walk: Belsize Park underground station.
At 13 minutes walk: Buses 88, and 214.
