Good-sized double room in leafy Hampstead - Available 19th May 2024.

This is a friendly, homely and tidy flat with three other flatmates. Everyone enjoys a chat in the common areas but also respect each other’s privacy. Moving on as I’m moving in with my girlfriend, otherwise I would be staying!

Bills
• Rent: £700 pcm until August, where the current contract you would be taking over will end, and the landlord will increase to £750 from August onwards.
• Deposit: £900 (paid to vacating tenant - i. e. me. The landlord holds the original deposit in a deposit protection scheme. The contract & deposit can be sorted together at the same time so that you feel secure that it's all above board!)
• All bills approximately £80 - 100 pcm.
• Bills are sorted out between the tenants, with each person being responsible for a bill (you would be holding the council tax).

The room
• Furnished: double bed, wardrobe, chest of drawers.
• Natural light, with a lovely tree just outside, really quiet as the flats are set back from the road, great for working from home, decent sized space.
• Door lockable.

The flat
• Fully furnished.
• First floor.
• 4 bedrooms, 1 bathroom, 1 separate toilet, kitchen, living room, small private balcony, communal gardens.
• Plenty of storage space in common areas.
• Clean and tidy, simple cleaning rota that switches weekly between everyone.
• Not a party house, but friends and partners are welcome to visit/stay.
• Leased directly from the landlord (really friendly and quick to respond to things).
• Flatmates have mentioned a preference for women at the moment.
• Council tax band D

Flatmates
• Full-time working professionals in their early 30s to 40s.
• British, Italian, Portuguese backgrounds.

Location
• Great transport connections: Overground and buses at your doorstep and Northern Line Tube (Belsize Park, Hampstead, Chalk Farm) a short walk away.
• Jubilee and Metropolitan line is convenient too (West Hampstead, Swiss Cottage, Finchley Road around a 20 minute walk).
• Walking distance to: Hampstead Heath, M&S Food Hall, Royal Free Hospital, Camden Town, cafes, restaurants, pubs and shops.
• A really safe and quiet area.

Timings
• Available on the 19th May 2024, and we would pro-rota the rest of the month (13 days).
• From the 19th May until 31st May, the pro rata amount would be approx. £329.00 (Rent: £293.00, Bills: approx. £36.00).
• Rent is then paid on the 1st of every month.
• Lease from August is 12 months but can be broken early with 1 month's notice.

Viewings are preferably after 6pm on weekdays!
