VIRTUAL VIEWINGS FIRST - This is super quick (15 minutes at most) via zoom where we show you a 3D tour of the property. This gives a really good feel for the space and quality of the place and also gives you an opportunity to ask any questions, such as about the other housemates.

IN PERSON VIEWINGS - After the virtual viewing we can arrange an in person viewing/FaceTime viewing (if you're unable to see it in person).

The room is priced at £880pcm excluding bills fixed at £100pcm, so a total of £980pcm for one person.

We do not take a security deposit, instead we take the first and last months rent upfront.

COUNCIL TAX BAND F: On top of that, there is one time payment of £150 for a council tax contribution

Located on the first floor overlooking the rear garden this sunny double room comes furnished with a faux leather double ottoman bed (that boasts under bed storage) 2 bedside tables and a wall of built in wardrobes which boasts both hanging and shelving space. On top of this there's a still more floor space for you to bring more stuff such as a desk.

House:

The house has a really good living space, comprising big bedrooms, so everyone has their own place to retreat to, a cosy open plan lounge with a dining space and a well equipped kitchen which makes it a great space to hang out in. Along with this there are 2 modern bathrooms and an extra WC. Also there is a nice sunny garden so you can enjoy some lunch or maybe work from home in the garden (when there's nice weather) :)

We have supplied 350Mbps business broadband from VirginMedia and made sure that there is superior wifi signal throughout the house by installing a second router in the 1st floor hall way so everyone can enjoy Netflix, YouTube or working at the same time which is crucial if people are working from home. We can also supply wired broadband to your room if required (there will be a labour charge for this)

The Area:

Hanger Lane is a lovely area, it’s nice and quiet with lots of parks nearby which is great for summer walks and getting some fresh air. You have Pitshanger parade really close with it’s cute coffee shops and nice bespoke shops also have the benefit of living still within walking distance to Ealing Broadway which has more mainstream shops and restaurants.

We are Kingdom Houses and we are a professional landlord company that endeavors to take good care of the property by having a team available to answer questions, fix things if they break, look after the gardens and make sure the communal spaces stay clean and tidy. We make sure to also to follow the governments guidelines and wear masks when we attend the property and always inform people beforehand. We are looking for good quality tenants who are looking for somewhere nice to call home.

One of our coolest and latest features is that we have a notification system, we call it the INS, and we use it to send an SMS to all tenants before we access a property. So you are always aware of our movements and are able to quarantine yourself if you feel unwell.

Internet and working from home (WFH)

We have a WiFi/Internet signal commitment. If your room suffers from poor signal we will install additional access points (repeaters/routers) until you are able to achieve a good signal. If you are a software developer that needs a hard wired line we can run a Cat6 cable into your room (subject to a fee).

The house has 5 single occupants in the other rooms. Our housemates will be like you, polite, friendly professionals that are working or looking for new jobs in the best city of all.

Applying:

We primarily use Canopy. Rent for referencing and you can get a head start by going to their website and pre-starting the referencing process. They will create a rent “passport” which validates your employment, your previous landlord reference, and runs a credit check. We may also carry out our own internal referencing including but not limited to a character reference
