Hi there,
We have small, cosy double bedroom available in this friendly five-bed, two bathroom, furnished house with a small living room, kitchen and a massive sunlit garden. Great location by Green Lanes, halfway between Manor House and Turnpike lane stations.

Please read this ad, if you think you’d be a good fit, send us a message about yourself, your expectations from a house share and your availability. We’re looking to arrange viewings over the next week or two, will get in contact once we have some dates in mind. Move in day relatively flexible, sometime end of July-early August.

The room
It’s on the first (top) floor so is unfortunately not wheelchair accessible. The room includes a built-in double bed and a tiny bed-side chest of drawers. The current housemate bought the tall slim wardrobe (which suits the space well) and desk, but is likely to be willing to sell them for a small sum (she’s still deciding if she wants to bring them with her or not). There is space for under-bed storage and you could put up some floating shelves (landlord won’t mind). However, please note that this is a SMALL room and isn't suitable if you have a lot of belongings. It’s ideal for someone who has just moved to the country and looking for a friendly home to land in (which was the case with the last three occupants).

Rent for the room is currently £565+ bills (gas, electricity, council tax, water, broadband). Rent is paid in advance on the 25th of the month. Bills fluctuate quite a lot, so we usually budget around £100 per month in the winter, less in summer. Please note that the lease is due to be renenew at the end of august, and is likely to go up by around £50 (we managed to neogtiate no increase last year, we may not be so lucky this year).

The common areas
- Very big kitchen, with two fridge freezers, plenty of cupboard space and a dining decent sized dining table that doesn’t get in the way (comfortably fits four, can fit up to 6)
- Small yet cosy living room next to the kitchen
- 2 small bathrooms with showers and toilets, one on each floor
- The garden is absolutely massive and gets the sun from morning to evening. Seriously, you’ll struggle to find a bigger garden in London. We’d love to have a keen gardener on board!

The houseshare
- We are four mostly women, and would ideally want another woman/non-binary person we can feel relaxed around and become friends with
- We all have very different schedules/ jobs and live our own lives, so although it’s rare for all of us to be home at the same time, we have become good friends and like hanging out together both in and out of the house, occasionally cooking and eating together. As one of us mostly keeps to herself (which is fine!), we would really want the 5th person to be someone who contributes to making the house feel like a home and won’t just treat it as a place to crash
- We host monthly crafternoons, so although we are most definitely not a party house (maybe once or twice a year), we love a wholesome social gathering. We like having people over for dinner, but are also very respectful of noise levels in the evenings, especially during the week.
- We keep the house as clean as possible, there is a rota but cleaning as you go is essential (essential!) if you live in a house of five. So we’re looking for someone who will clean and keep the house tidy, takes the bins out before they are full, but also won’t kick up a fuss if a plate or two is left in the sink once in a while.
- We’ll provide more information on the housemates if we invite you to a viewing, but to give you an idea, our interests are quite varied and include crafting (knitting, crocheting, painting, sewing, visible mending), sports (running, gymnastics, bouldering, cycling, dancing, yoga), charity shopping, exploring London, beer/wine/cider
- As I said, bonus points if you’re a keen gardener, and even more bonus points if you’re into sustainability and would want to help make the house/world more eco. (Don’t worry, there’s not actually a points based system for selecting housemates.)

Transport
Well connected to most of North and central London, and even parts some parts south of the river.
- Tube: Piccadilly and Victoria lines easily accessible: 20 min walk or 7 min bus to Manor House (Zones 2/3, Piccadilly with v. easy change to Victoria at Finsbury Park), 10 min walk to Turnpike Lane (Zone 3, Piccadilly),
- Bus: 29, 141 and 341 less than 5 minutes away with one passing every few minutes, taking you to straight to various convenient central locations (including Islington, Camden, De Beauvoir, Old Street, London Bridge/Waterloo, Newington Green, Dalston. N29 and 341 run through the night. The 41, 67 and 230 busses are also very close by. The random W5 bus we’ve never quite figured out how get on also passes through the area (has anyone ever seen a stop for it?)
- Overground: Harringay Green Lanes Overground station 10 minute walk. 3 stops westwards to Gospel Oak (for a nice walk on Hampstead Heath), or just a couple of stops eastwards to various marshes, terminating at Barking.
- Trains: Harringay train station 10 minute walk, which takes you to Moorgate in 20 minutes.

The area
We love what this area has to offer, especially in terms of food!
- The house is on a quiet residential street 5 minutes from Green Lanes, which has lots of affordable veg shops. There is a big Sainburys and Aldi fairly close by, but we’ve found that the local shops have the best offers.
- Green Lanes has amazing and affordable restaurants, bars and cafes. Our personal favourites include: Gokyuzu, Hala and Hanedan for Turkish food (plus you can get delicious gozlemes everywhere), Abraco and Dusty Knuckle Bakery for good coffee and brunch…. The Salisbury Pub is a beauty, and we love Brouhaha for the vibes (the latter does a killer katsu curry, only 8 quid on a Monday).
- Several nice parks in the area, with easy access to Finsbury and Alexandra parks. Chestnuts park is only 3 minutes away and the underrated Downhills park is 5 mins.
