Large Double Room Available on Harringay Ladder

Hey hey!

Currently looking for someone to take up one of the rooms in our house located on the Harringay Ladder, as I am moving out. The property is no more than a 10 min walk from Turnpike Lane tube station, and a little bit more of a walk to Harringay Train station and Green Lanes overground.
It's situated super close to Green Lanes which is a great spot for cafes and restaurants, and a great road for buses 141 and 29 which run very frequently and late.
There is a Lidl, Tesco and Aldi within 15 minute walking distance.

There are currently 2 girls and 1 guy living in the house (4 rooms in total).
Julie works from house as a teacher, Steph is a freelance photographer and Jack also works within the school sector.

Looking for someone responsible and clean, any gender welcome. Ideally you should have experience living on your own and being independent as all housemates share bill responsibilities and respect each other spaces,

The room has lots of space and is furnished with a double bed, wardrobe and drawers. Could easily fit a small sofa in the bay window area.
It's a quiet area and lots of natural light due to the 4 windows.

The house has an amazing garden which is perfect for bbqs in the summer or sitting outside with friends.
it has a shared living room space; a bathroom with bath/shower on the first floor and a WC downstairs.
Kitchen comes with all amenities.

PRICING:
This is a joint tenancy. The room you will be renting is £805 per month. This does not include bills.
Council tax and internet equates to roughly: £70pp
Water and energy bills are every 3/6 months.
We have a cleaner for the communal spaces every 2 weeks which is £15 month per person.

The house is managed by an agency. Deposit/references and right to rent docs will be required.
Move in date is 19th December currently!
