Large 12.4m² double room (4m x 3.1m) in a quiet two-person flat in a converted Victorian house. All bills included, £0 deposit option, 5 minutes' walk to Harringay station. Available 4th August — and I'm flexible into late August for the right person.

Just one flatmate — me. This isn't an HMO or a six-bed houseshare. Kitchen and bathroom are shared with one person only. Your room is the main bedroom, at the top of the stairs on the opposite side of the flat from mine, with its own lock and key, in practice you have that floor to yourself.

The room: furnished with a comfy double bed, two bedside tables, a wardrobe and a chest of drawers. 1Gbps fibre makes it a genuinely good room to work from.

The rest of the flat: the kitchen is big and fully equipped, with a washer/dryer, air fryer, and dining table. The bathroom has both a bath and a shower. There's parking. The whole flat is well maintained.

£900 covers everything, with nothing else to pay including council tax (band D) with no surprise bills in the winter. Comparable rooms are ~£1000.
£0 deposit via Reposit or Zero Deposit, or a standard one-month deposit if you'd prefer.

Location: 5 minutes' walk to Harringay station (fast trains to Moorgate and Kings Cross), 5–10 minutes to Harringay Green Lanes Overground and local buses, 15–20 minutes' walk or a short bus to Manor House on the Piccadilly line. Finsbury Park and the Green Lanes restaurants and supermarkets are on your doorstep. Quiet, safe, friendly neighbourhood — downstairs is a separate flat with a quiet family, and the neighbours are lovely.
