Description

3 flatmates (2 male and 1 female) in our 40s are looking for a fourth flatmate to occupy the ground floor bedroom. It’s a relatively quiet household, so if you are a party animal this might not be the place for you😉.

We are all friendly but at the same time respect each other’s personal space and are looking for someone who is similar. Our house is very clean, and we value our space that way, so it’s paramount that whoever moves in respects the shared spaces and keeps them clean.

We take turns in cleaning if that is not your bag, feel free to get a cleaner in for your turn but that would be at your expense. We take turns in buying the cleaning products, toilet roll etc.
Monthly expenses - rent and bills (internet, sky inc. council tax Band D) are split equally and are just under £590 per month which is subject to change over the winter months. In addition to this we take turns in topping up the electric (£50 each) which works out every 3 months per person or there about, our water bill is every 6 months and gas every 3 months.

THE ROOM
The room in question is a good-sized double room on the ground floor of the house overlooking the yard area of the garden.
It has recently has been painted and fitted with both a new carpet and double-glazed windows. Furniture wise, there is a fitted runner rail and chest of draws combo in the room as well as a chest of drawers and bedside table. The current flatmate, who will be moving abroad for work, will be selling , his mattress, bed fram, desk and office chair all of which were bought when he moved in 6 months ago.

There is central heating throughout the house.

Outdoor space – we have a medium sized garden with a cherry tree.
Excellent local amenities Tesco Express a stone’s throw away, large Sainsburys 8 mins walk.
We are 1 minute away from the bustling stretch of Green Lanes with some of the best Turkish restaurants in London as well as neighbourhood favourites such as The Salisbury, Abraço, Brouhaha and new kid on the block 33 The Old Grocery.
Transport wise we are well connected:

Underground -
Manor house station - (8mins bus, and 21mins, walking) and Turnpike Lane – 6 mins bus, 15 mins walk (both on the Piccadilly Line),
Finsbury Park - (Victoria line) 18 mins on the 29 bus
Overground - Haringey Green lanes station (Suffragette Line), 8 mins walk from
Buses – 29, 141. 341(1 min away), 67(6 mins away)

VIEWINGS - We aim to start viewings mid to late April AVAILABLE - Third week in May

*****Please note – our house is a relatively quiet house, but this is a ground floor bedroom near the stairwell and kitchen so, if the noise might inconvenience you, it’s perhaps best not to apply to avoid disappointment later down the line.
