The house & housemates
You'll be living with three lovely, tidy and friendly girls in their late twenties. Two work in architecture and museums, and one is pursuing a PhD. Everyone has their own lives and hobbies, but we enjoy eating together, watching films/TV and having a chat in the evenings.
The house is large, clean and full of natural light, with a spacious living room, kitchen with dining area, good storage, two bathrooms and a garden with plants and vegetables that's great for BBQs in the summer.
Everyone is respectful of each other's space, but it's also a nice house to come home to where you can chat and hang out.
The room
The room is bright and spacious, with large south-west-facing bay windows that get plenty of natural light (great for plants!). It has wooden floors and a walk-in wardrobe with lots of storage.
The bed frame, mattress and bookcase are included. All other furniture shown in the photos belongs to me.
The area
The house is on a quiet residential road in Harringay, just a short walk from Green Lanes, with a great selection of restaurants, pubs, cafés, shops and supermarkets. Finsbury Park and Alexandra Palace are also nearby, with plenty of green space.
You're also a 15-minute walk from the shopping centre, with a big Sainsbury's, Aldi, gym etc.
Harringay station is a 5-minute walk, with National Rail services towards Finsbury Park and Moorgate. Manor House tube (Piccadilly Line) is 15-minute walk away, giving easy access into central London.
Rent & bills
Rent is £940 per calendar month, with a £1,000 deposit.
The tenancy would start on 11th October. The first rent payment will be pro rata from 11th October until 27th October, after which rent will be due on the 27th of each month.
Bills are approximately £150 per month. Council Tax Band F.
Referencing requirements
The estate agent is Paul Simon, and their referencing process requires 3 years of UK employment and landlord history, along with employment and landlord references. You'll also need to provide a full Experian credit report, 6 months of bank statements and payslips, and proof of ID and address. Passports must be verified, and any guarantor must own property in the UK.
