Room in modern flat share available Hendon NW

Cosy room available in a 3 bed, 1 bath house in Hendon (zones 3/4). The room comes with a double bed and a built in wardrobe. Rent is £655pcm + bills/council tax (band D) which usually come to approx £150pcm per person, depending on the time of year and usage. The living room is furnished with a sofa and dining table, and there's a combination washer/drier in the kitchen.

Living with: me (Jas) who works as a film/theatre tailor, and Zoe who works in costume on a West End show.
I've been living in the flat since February, sadly my current flatmates are both moving away but I love the place so decided to stay put!
Zoe and I would love to live with someone friendly, and really make the flat feel home-y and comfy. Being fairly clean/tidy and respectful of noise levels at night is very important (it’s a cosy flat and we have downstairs neighbours). It won't be a 'party house' as our jobs are quite demanding, but it would be lovely to be able to make fun plans together as a flat when our schedules allow :)

The landlord requires reference checks and would prefer for tenants to be in full-time work for the 12 month tenancy duration, and for tenants' monthly income to be at least 2.5x the rent. Additionally, they would ideally like to have the tenancy agreement signed by July 1st for a 12 month tenancy commencing on July 22nd, so the turnaround is fairly tight!

Amenities in walking distance include:
-Sainsbury's Local/Tesco Express, and lots of local shops and cafés
-big Sainsbury's
-Hendon (Thameslink) and Hendon Central (Northern Line)
There's also tonnes of bus routes to Kilburn, Golders Green, Finchley, etc including a Lidl a short bus journey away.
