Double room in house share in Brixton/Herne Hill

One of our housemates has sadly been made redundant and needs to move out asap, so we're looking for another male young professional between 25 and 35 to replace him and rent the 4th double room, in our large house which is situated inbetween Brixton and Herne Hill (3 min walk from Loughborough Junction overground).

The spacious and open plan ground floor consists of a modern kitchen with dishwasher, spacious open plan living room/diner with heated floors, large floor to ceiling windows and doors that fully open out to the decking/back patio with firepit and picnic bench. This outdoor space gets the sun for most of the day and is a huge bonus in the summer and for when guests come over, as the space feels huge. There's also a downstairs toilet and airing cupboard.

The first floor has two double bedrooms, one currently occupied by a female (30) and the other room is available, which is at the front of the house. As you can see from the pictures, it's very bright and has space for a desk (this isn't included, but all of the other furniture in the pictures is - chest of drawers and wardrobe, bed frame and mattress) so is well equipped.

The second floor has two more double bedrooms, currently occupied by one female (27) and one male (28). This floor also has a beautiful modern bathroom with a shower over the bath and would be shared between yourself, plus the 2 other housemates living on the top floor.

The house is a 3 minute walk from Loughborough Junction overground station (can go direct to Blackfriars in 10 mins) and a 15 minute walk from Brixton underground, a 10 min walk from Denmark Hill overground station, and there are also very good bus links from LC.

We're also a 15 min walk from Brockwell park and 5 min walk to Ruskin park, big enough for decent runs and nice views over the city. They are also very convenient in the summer!

The housemates:

- Will be 3 other working professionals - 2 females and 1 male.
- We're all very sociable, enjoy eating and drinking out, going to gigs, stand up comedy, running, and watching TV/films, like hanging out together often, but also respect each others space and time, especially during the week.
- One works in finance, another in HR and another for an education charity, and we've been in London for a couple of years now so we have a good knowledge of the area that we'd be happy to share and a few groups of friends that we'd love to introduce you to!
- We're a very tidy and clean household and have a cleaner come once a fortnight
- Most utensils/kitchenware/furniture thats needed is already in the house but you'd be welcome to bring anything you have as well

Our tenancy is now currently on a rolling contract that require a month's notice, but ideally we're looking for someone to stay with us for about a year minimum.

Please note that bills are not included in the rent - we split council tax, wifi, gas and electric between us and these amounts fluctuate, so you'd need to be prepared to pay 150 GBP on top of the rental amount per month for these.

Once we've found someone, our housemate who is leaving will give their 4 week notice to the estate agency, then you will need to pay a deposit and go through referencing.

We're under a bit of time pressure to choose someone, as my housemate is leaving asap because they can't afford the rent without a job - please only view the room if you're genuinely keen and ready to commit and provide references/sign the lease.
