Hello! My name is Alice and here is some information about my little flat:

Important: the photos show that the walls are a bit "lived in", the corridor is black and the bathtub has a panel missing: all of this will be fixed in time for your move, but I wanted to post the advert sooner rather than later.

The location is 🔥
3 min walk from Herne Hill Station
(8 min to Victoria and 20 min to Farringdon by train)
24 Hour buses: 3 and 68
8 min bus or 15 min walk to Brixton tube station

It's a separate entrance, first floor flat.
You have a living room with a built in TV stand and book shelves as well as a huge window.
The kitchen has a fridge, washing machine and small dishwasher.
I just put in a new boiler so you'll be nice and warm.
Please note: before you move in, I will repaint and remove all the clutter from the photos (sorry, I just moved out).
The bathtub panel is currently being replaced so again excuse the photos.
Bathroom as a bathtub, which is small but nice to have.
I just replaced all the floors in every room.
There are inbuilt wardrobes.

The council tax band is for Lambeth Council as a studio flat, not a 1 bed, so it's a bit cheaper.

I am perfectly happy for you to have pets.

I will not raise the rent for as long as you choose to live there.

I have one quirky thing to add: one of the smaller walls has some wall art on it: this needs to stay (sorry), but you are welcome to add to it and even extend it.

I also don't have a problem with you redecorating if you are planning to stay there for some time.

Parking: it's permit parking, but you have access gated parking area which is safer and the council don't charge extra for it.

Late-ish evening viewings please as I can only be there from 6pm onwards because of work.
