2x large rooms in beautiful Herne Hill house

Hi! We have two rooms available in our huge 4 bed house in Herne Hill from mid-late May. The house has loads of space (inc. a second lounge for laundry/mini studio space), a garden with bbq and all new furniture, and is 2 minutes walk to Brockwell Park.

You would be living with Tomas (38), an Icelandic furniture maker and designer, and Toby (31) a civil servant from the UK. We met on Spareroom and have become good friends - we're looking for 2-3 friendly, considerate people to join us in this excellent house. We're into music, film, art, design, food, cycling (usual basic 30s vibes), we're easy going but also look after the house and want to find housemates that are on the same vibe. Women preferred, as we'd like a mix in the house, but that's not a dealbreaker.

About the house:

• Very large, modern and airy kitchen and dining room with bi-fold doors that open out into the garden
• Separate, cozy shared living room that gets lovely afternoon sun
• Adjacent living room (our 'multi purpose space') we use for laundry and as a mini studio for Tomas' design projects
• Downstairs laundry with washer and dryer
• Driveway out front so a free parking space if you have a car!
• 5 minutes walk from Herne Hill station which can get you to Victoria in less than 20 minutes
• 25 minute walk or 10 minute bus to Brixton tube station
• Extremely short walk from plenty of pubs, cafes, and the Herne Hill Market
• 2 mins away from Brockwell Park in one way, and 15-20 to Dulwich Park in the other

About the double room:

• Very large room with south facing windows and lots of sunlight! ☀️
• Comes furnished with a massive wardrobe, chest of drawers, and super king sized bed
• Large, modern bathroom with a walk-in shower shared with just one other housemate (2 bathrooms total in the house)
• Because of its size the room is ideal for a couple (but we would be open to a single person, too - £100 extra per month for couples)

About the single room:

• The room comes with a wardobe and a double bed.
• window looks out onto the garden, which makes it a nice quiet place to have a desk to work
• Sharing the 1st floor bathroom (shower + bath) with one other housemate
• £933 if the big room has a single person in, £900 if a couple.

The nitty gritty:

• The contract renews on June 1st so ideally looking for someone to sign on in late May. The outgoing flatmates are happy to be flexible with the move in date.
• Rent: £1200 (£1300 for a couple)
• Bills: Around £130 (includes everything: gas, electricity, water, internet, council tax and a cleaner)

About the housemates:

• You’d be living with two guys in their 30s who are very chill, friendly and sociable. We like to chat and socialize but also have our own things going on so we’d like to find someone with a similar vibe who we can get along with
• We mostly work from the office/studio but occasionally wfh, too. As the house has so much space, even if we’re all home together we’re never in each other’s way.
• We value keeping the place clean and tidy and have a cleaner who comes once a month
