2x lovely double room in Herne Hill

Hi potential flatmates!

We have 2 double bedrooms which will be available for one lucky tennant starting October 11.

ABOUT THE FLAT:
Two floor flat over the first and second floor of a Victorian conversion on a lovely street in Herne Hill.

We have a split kitchen / living room area which is very much the heart of the flat. It's open plan and great for socialising and chatting whilst cooking or chilling out.

We have one bathroom with a toilet and one separate toilet. One of the rooms has it's own shower so it will only be three mainly using the shared bathroom.

FLAT VIBE:
Very chilled household, we enjoy spending time together cooking, watching TV, venturing to the pub / having a few glasses of wine / beer / beverage of choice at home, but equally aren’t on top of each other constantly. We want to find a flatmate to become part of our little home.

We are all relaxed, friendly and sociable people who are looking for a low maintenance, open minded and clean flatmate. We keep the flat tidy and all do our bit to keep the place clean and a nice environment to live in.

COSTS:
Rent is due by the 24th of the month. Rent is £865 not including bills. Bills usually come to around 120.

Deposit is £807.70 per room which you will transfer direct to the leaving flatmate for which room you take. The entire deposit is under a Tenancy Deposit Protection Scheme with the agents who manage the property. In the event individuals move out, their fourth is paid back to them by the incoming tenant.

The contract was renewed at the end of June so we will simply complete a Deed of Assignment.

BEDROOM ONE:
Too floor large double bedroom with great lighting via a skylight. Room comes fully furnished with a bed, wardrobe and desk. Also features a working shower, but no sink or bathroom so hasn’t been listed as an en-suite. Excess attic storage if needed.

BEDROOM TWO:
Second floor large double bedroom with great lighting. Room also comes fully furnished with a bed, wardrobe, desk and A frame storage. Excess attic storage if needed.

THE AREA:
Herne Hill itself is a special village - shops just down the road, Sainsburys and Tesco, plus a local veg shop, bakery and butchers. There are also loads of coffee shops, book and bric-a-brac shops. There are also two big Sainsburys, both about a mile walk away.

Also - most importantly - are the great pubs and cafes and a few live music venues on our doorstep. We are regulars at the Half Moon when in need of letting off some steam mid-week, or on a weekend :)

We also have Brockwell Park on the doorstep and nearby Ruskin and Dulwhich Parks.

If you're into running / jogging, you'll absolutely love exploring the parks and streets or venturing into Brixton, Dulwich, Camberwell and Clapham.

TRAVEL:
- 68/468 into central, Elephant and Castle, Waterloo - also night bus direct to the end of the road
- 37 to Peckham or Putney
- 20 minute walk to Brixton underground
- Thameslink (quick trip to Elephant and Castle, Blackfriars, City Thameslink, Farringdon, Kings Cross/St. Pancras, etc)
- South Eastern Rail (1 stop to Brixton, 2 stops to Victoria)
- Other side you have North Dulwich train which goes to London Bridge
- London Overground (1 mile to Denmark Hill)
