Lovely room for rent in Herne Hill :)

HiHi, we have a lovely double room available for £673 pcm in our three-bedroom flat less than a 5min walk from Herne Hill station, Zone 2.

Naomi here - Miranda is moving out to live with her boyfriend and we are in search of a new flatmate.

The third bedroom is available from 1st March 2023. The room is spacious, bright and is furnished with a double bed, built-in wardrobe and shelving.

We are looking for a fun flatmate who is positive, easy-going, considerate, and would like a home to live in and friends to live with! Im a 30 year old working locally as a nanny, whilst attending drama school part time and Ella is a 22 year old studying law. We are both quite busy and independent, but always appreciate a tidy and peaceful home. We are sociable, enjoy cooking, entertaining friends, keeping fit, and exploring the constantly evolving music/arts/food/museum/social scene that London offers.

The flat has a large living room with dining area, furnished with 2 sofas, a dining table, coffee table and plenty of shelving and storage. It has a small balcony that connects to the kitchen as well, and overlooks the well-maintained communal gardens. The balcony catches the evening sun particularly well and has a great view of Brockwell Park next door. The kitchen is modern and well-equipped with a fridge/freezer, dishwasher, washing machine etc. The bathroom has a proper bathtub with a shower and a separate toilet room. The landlord is fair and reliable and is easy to contact and talk to. The flat is secure and is not on the ground floor, and has double glazing and central heating.

Bills are not included in the rent, and will be split equally totalling about £150 each per month on average. This includes council tax, gas/electricity, water, unlimited broadband internet and kitty money for cleaning products/consumables that we all share. Together we try to make the flat really feel like home, and we are looking forward to welcoming in another person :)

The area and location of the flat is brilliant - we are in Zone 2 and less than a 5min walk to Herne Hill station. There are direct and frequent trains to Victoria 10mins, Elephant & Castle 5mins, Kings Cross, Blackfriars, Farringdon, as well as out to Sutton, Wimbledon, Orpington etc. From Elephant & Castle you are on the Northern line. The flat is very well connected to Brixton tube station and the Victoria line - the train takes 2mins, the bus 5-10mins (3, 196, 322, 37), or you can walk it in less than 20mins. Denmark Hill Overground station is a 5min bus journey away, so it is also very easy to travel to East London. North Dulwich station is a 10min walk and has direct trains to London Bridge. There are lots of local buses, including several night buses that run to and from Central. There is free parking outside the building if you have a car.

Herne Hill has a friendly village community feel to it is and is also diverse. It is on the corner of Brockwell Park with the popular Brockwell Lido and gym, a large farmers' market every Sunday, and many good restaurants, pubs and local amenities. There is a Sainsbury's Local and Tesco Express just a 3min walk away en-route to the train station. The flat is only 1 mile from Brixton and all the rich culture, history, community, music, markets and shops it has to offer. For us it is the best of both.
