Very large, sunny double room to rent Herne Hill

We have a very large double room with plenty of space for working from home in our spacious flat in Herne Hill as our lovely flatmate is sadly moving back to Australia after 3 years with us.

The room is part furnished (bed, wardrobe, vintage dresser) but any furniture not wanted can be got rid of. Our flatmate is also selling a chest of drawers, bedside table, rug and desk and desk chair if wanted.

The flat has lots of space with a big living room and dining room with sliding doors to divide the space, large furnished balcony, kitchen and bathroom with separate toilet featuring original art deco tiles.

You'd be sharing with two sociable, tidy girls, 31 and 40, who work in the charity sector, and a friendly cat called Guinness. The flat is homely and we're always up for sharing a glass of wine or watching a TV series, but equally respectful if you want your own space. We're looking for a like-minded, respectful housemate for our LGBTQ+ friendly home. Smoking is fine on the balcony.

The flat is in a court with pretty communal gardens and a nice sense of community. There are communal bbqs and furniture if you want to have friends over in the summer.

Excellent transport links with buses to Elephant and Castle and Euston right outside, Herne Hill and North Dulwich stations a 10 minute walk away, Denmark Hill station a little over 10 minute walk away and Brixton tube station a 25 minute walk or short bus ride away.

£1200 breaks down to £1022 for rent and £178 for all bills including council tax, Netflix, Now TV and wifi as well as a weekly cleaner. Heating and hot water are included in the rent, so no worries about energy prices in the winter or taking long showers/frequent baths.

Herne Hill is a lovely area with Brockwell Park and Ruskin Park within a 10 minute walk, nice pubs and restaurants and a farmer's market on a Sunday. Peckham, Camberwell and Brixton are within walking distance or 10/15 minute bus ride away.

The room is available from 19th September, and we'd ideally like to fill it as close to that date as possible, but we can be flexible for the right person.
