The property -
Our building has two maisonettes, one on the ground floor and one on the first floor, each with its own entrance. We're on the first floor which has two double bedrooms, one bathroom with a bath/shower, kitchen and separate living room/diner. Comes ready to move in with furniture, but if you have your own pieces we can discuss and organise.

Double with bright windows, plenty of space for a desk, built in wardrobe, chest of drawers, double bed.

Garden -
The flat has a sole use sunny southeast facing garden with large garden table and benches, as well as bbq/fire pit you can use and raised beds for planting you can also use.

The flat is located in centre of the Highams Park neighbourhood, a green part of London borough of Waltham Forest. It is under 10 minutes walk from a lake and park, which also connects to various walks through Epping forest.

Transport
- 2 minutes from Highams Park overground which goes to Liverpool St in 22 mins, to Walthamstow (for Victoria line) in 5 mins and Hackney in 14 mins
- There are regular buses to Walthamstow and Woodford (central line)
- Very easy to cycle from the flat to Wood Street, Walthamstow, Blackhorse road, Woodford and Chingford in 15 min or less
- There is free on-road parking (no permit needed) and links are excellent as we are minutes from the A406 and M25

Under 1 min walk to - County Arms community pub, a large Nisa, post office, several good cafes, natural food shop with fresh baked goods, several takeaways
