Description
I’m looking for a housemate as my friend is moving out as she’s bought her own place. This is a great double bedroom in a fantastic location.
🗓️ Aiming to start new tenant reference checks by mid-June with a move in date in July (with some flexibility, but no later than the first weekend of August).
While the lease is up for renewal in Jan 2025, the plan is to seek a renewal. We’ve previously extended by 18 months (with a very minimal rent increase).
🏠 The room - a great sized double bedroom
The room, gets some really nice afternoon sunshine whilst also staying nice and cool in those hot summer months. The room is fully furnished, includes a double bed, large wardrobe, chest of drawers, bedside table and mirror. It has good storage and space for a desk.
☕ The area - a quiet, convenient and friendly area
This is such a lovely area as it can feel like a bit of a village where you bump into people (especially if you have friends in the area). There are a great range of cafes (Profile, Beam, Saltine) and pubs (Bank of Friendship, Clissold Park tavern). Highbury Fields and Clissold Park are short walks away.

I am 34, originally from Melbourne (yes another coffee and pastry lover)and I've been in London for about six years. I work in civil service (competition law related) in Canary Wharf. I’m also studying my Masters in Organisational Psychology. I work from home 2-3 days a week but you might find me working from a local cafe some days.
Friends would describe me as friendly, interested in getting to know people and enjoy an active lifestyle. I lead a run club in Islington, play tennis or head to yoga. I’ll often catch up with friends at the cafes around the area or head out around London. I often try to duck across to Europe on a few trips when I can.
It would be great to find someone who might be 29-36, who equally enjoys an active lifestyle, up for a coffee or a walk and will bring a calm and friendly vibe (plus the usual housemate tidiness). Ideally looking for a working professional who does fairly standard hours.

- Arsenal Tube (about 10 minutes walk)
- Highbury and Islington Victoria line and Overground (15 minutes walk)
- Canonbury Overground (about a 15 minute walk)
- Buses for routes 4, 19 and 236 just across the road from the flat.
🏡 The apartment
It is a great place to share between two people and doesn't feel overcrowded, and we’ve even had the space to host family and friends from time to time on the pull-out sofa!
The kitchen is compact and we have the added bonus of a dishwasher. There is also a communal rooftop terrace and garden where we have hosted, as well as a lower ground lockable bike storage option.

Monthly rent: £1,050.00
Bills per person, per calendar month but differ between seasons for the gas:
Water: £20
Gas/electricity: £40-70
Internet: £8 per person, while this is not fibre broadband, it is good enough for work calls and streaming.
Council Tax: £98
Bi-Weekly cleaner for communal areas: total £34 per person, per month (current arrangement but can be flexible on this)
Lease: Currently runs until January 2025, however would be looking to extend and we have done so by 18 months previously (with very minimal rent increases - there will be a £50 one off tenant transfer fee to be covered by the incoming person for reference/agency checks).
