Two rooms available in Canonbury flat

Heya!

Two of our flatmates are sadly moving out- one after 4 years- so we're hoping to find two friendly and laid-back people to move into our two spare rooms: a medium and a large double bedroom in our 4 bed ground floor flat.

The flat is in a great location- 3 mins walk from Canonbury station and 15 mins from Highbury & Islington. Dalston, Islington, Highbury Fields and Clissold Park are all within a 20 min walk from the flat and Canonbury itself is very pretty. Newington Green is a 5 min walk.

I am a civil servant and Freddie is a freelancer/ musician. We love to hang out in the sitting room after work watching TV, whilst also having good social lives, so looking for people to fit that vibe.

Our hobbies include music, cooking, comedy, politics, gym, theatre, tennis and much more I'm sure!

The rooms overlook the communal gardens on Highbury Estate and both come with a double bed and in-built wardrobe storage. For the medium room, you can choose to keep the chest of drawers and desk/chair if you'd like at no extra cost. The larger room comes with a chest of drawers and bedside table.

The flat itself is a small 4 bed on the ground floor and has a front 'yarden' with furniture that's great when the weather's warm and when hosting the occasional party. There's great space for bike storage/gardening projects/sitting outside in summer. The shared sitting room is a good size. We also have a bathroom and separate loo.

The estate itself is quiet and mainly occupied by families, so feels super safe.

If you're looking to move to the area please do get in touch! I'll be doing viewings as soon as possible.

Our preference is for two women to replace the two women who are leaving, as we feel it was a great balance. However this isn't an absolute if we find the right person.

Bills are not included (currently between £80 and £100 including council tax, WiFi, gas, electricity, and broadband).

*NB: To avoid extra charges with estate agents, the flatmates are telling the agents they are moving out end of February (end of six month contract). However the medium room is available likely from Feb 12th and the large room from Jan 27th. This means you'd just need to send them the pro rata rent for Feb but can move in earlier :).
