I’m looking for someone to take over my lease in a great house in Highbury, as I’m moving in with my partner. It’s a great place to be with three lovely flatmates - Simon, Adam and Sarah. They’d love another like-minded and social flatmate to take my place. 😊
It's the perfect balance of a quiet residential area with amazing transport links and great local shops (including big supermarkets on Holloway Road and indie cafés towards Highbury & Angel).

🗺️ The Location:
• Very well connected: 2 min walk to Drayton Park (Great Northern), 9 mins to Arsenal (Piccadilly) & 12 mins to Highbury & Islington (Victoria & Overground)
• Quiet, gated off street: We’re tucked away in a private road in a residential area so it's typically very quiet and peaceful

🏠 The Room & House:
• The room sits at the front of the house (room 2 on the plan), offering plenty of built-in storage and room for a WFH desk.
• 4 bedrooms, 2 bathrooms, a spacious kitchen/living area with gas hobs, dishwasher, and a separate utility room (washing machine + dryer).
• There’s also rear patio space, plus off-street parking if you need it.
• Fast 500mb fibre internet
• Bonus: The neighbour’s cat, Merlin, pops in sometimes to say hello.

They’re three friendly professionals who enjoy sports, cooking, gaming and exploring London’s food scene. They are all laid back, tidy, and strike a good balance socialising together and doing their own thing. We aim for a homely vibe, not just a place to live with strangers.

Simon is a Software Engineer and enjoys bouldering, swimming, racquet sports, cooking, F1, gaming and exploring new restaurants. He is hybrid working with time split between WFH and in the office.

Adam is a senior 3D artist in the games industry. His hobbies include practicing traditional art, learning Japanese, salsa dancing (basically just started), gym and, of course, gaming! He works fully remotely.

Hi! I’m Sarah (28), a South African who recently moved to London for a new job I’ve recently started in education research. In my spare time I love spending time with friends, being outdoors (whenever the UK weather will allow it haha- big fan of highbury fields nearby!) running, doing yoga, taking film photos, going out for a delicious meal or cooking one at home with friends, and going to gigs.

🙋‍♀️ What we're looking for:

We’d love another female professional to keep the balance. Ideally someone who’ll enjoy a friendly, laid-back atmosphere - happy to socialize yet also comfortable doing their own thing.

One thing to note - Sarah will be moving in with friends in September, so another room will become available. If you have a friend that you’d want to move in then that could definitely be an option, and either way you’ll have a say in who is chosen as her replacement too!

⭐ Key details:

• Available from 20th July - you’ll be taking over my tenancy that lasts until September 17 2026
• Council tax band F, all bills together come to approx £120/month
